DOUGLAS -- Twelve property deeds were recorded in Douglas between July 17 and Aug. 15, but only two listed a sale price to the Worcester County Registry of Deeds, leaving most of the period's transaction activity undocumented in dollar terms.

MARKET OVERVIEW Of the 12 sales recorded during the period, two, or about 17 percent, disclosed a sale price. Those two prices ranged from $100,000 to $168,000, with a median of $134,000. Because disclosed pricing covers such a small share of the period's activity, that range and median reflect only two transactions and should not be read as representative of the broader Douglas market. The raw count of 12 recorded deeds is the only complete measure available for the period; whether that represents an active or quiet stretch cannot be determined without a price-disclosure rate closer to the full total.

TOP SALES 11 Compass Point Dr., Unit 58, sold for $168,000 on July 20. Seller Catherine Rosenthal, also listed in records as C. Rosenthal, transferred the unit to Washington Trust Mortgage Co. LLC and Mortgage Electronic Registration Systems Inc. A Douglas property (street address not listed in registry data) sold for $100,000 on July 22. Sellers Jason Kumnick and Cassondra Kumnick transferred the property to Unibank for Savings. No other transaction recorded during the period disclosed a sale price.

NEIGHBORHOOD BREAKDOWN Webster Street recorded two transfers: 25 Webster St. on July 21, from Mortgage Electronic Registration Systems Inc. to Bay Equity LLC, and 89 Webster St. on July 17, from Prestige Home Mortgage LLC to Mortgage Electronic Registration Systems Inc. Neither disclosed a price. Compass Point Drive also recorded two transfers, both on July 20: the $168,000 sale at Unit 58, and a separate transfer at 11 Compass Point Dr. with seller Livable Communities, which did not disclose a price. 12 Whitin Heights and 12 Whitin Hts, recorded with slightly different street-name spellings, each show a transfer on July 21: one from sellers Joshua Rabinovitz and Elizabeth Swenson, another from seller Khristian Robbins. Neither disclosed a price. The remaining transfers, at 122 West St., 4 Parker Ct., 10 Laurel Hill Rd., 1 Kerney Rd. and 88 Locust St., were each the only recorded transaction on their respective streets during the period, and none disclosed a price.
