Southbridge's Two Priced Sales Show Wide $167,000 Gap in August

SOUTHBRIDGE -- Nine property transfers were recorded in Southbridge between Aug. 28 and Sept. 26, but only two of those deeds carry a sale price in registry data so far, limiting what can be said about the month's overall price trend.

MARKET OVERVIEW Nine deed transfers were recorded during the period. Only two of the nine, 52 Marcy St. and 68 Sayles St., have a sale price posted in registry data as of this report; the other seven had not yet had a price entered, which typically appears within about a week of recording and does not indicate anything was withheld. Based on those two priced sales, the range runs from $119,153 to $286,528, and the midpoint between them is $202,840. Nine recorded transfers is a modest volume for a one-month period in a town the size of Southbridge, though with price data missing from most entries, the raw count alone offers limited insight into whether the market was more or less active by value than usual.

Two transfers, at 77 Marc Ave. and 178 Chapin St., listed sellers with the surname Giguere; the Chapin Street transfer named the seller as an estate. Bedroom, bathroom and square-footage figures were not available in the deed data for any of the nine properties, and seven of the nine transactions, about 78% of the period's total, had no sale price posted as of this report.
