Southbridge Home Prices Range From $210,000 To $240,200 In July Sales

SOUTHBRIDGE -- Twelve property deeds were recorded in Southbridge on July 17 and July 20, but only two listed a sale price, leaving most of the period's transaction values out of the public record.

MARKET OVERVIEW Twelve deeds were recorded in Southbridge during the reporting period, all dated either July 17 or July 20. Only two of the twelve disclosed a sale price: $210,000 for 775 Dennison Drive and $240,200 for 498 Dennison Drive, putting the disclosed price range at $210,000 to $240,200 with a median of $225,100. Because 10 of the 12 deeds did not list a price, that range and median reflect only two transactions and should not be treated as representative of the full period's activity. The raw count of twelve recorded deeds does not by itself indicate whether the period was busier or slower than usual; no prior-period figures were provided for comparison.

775 Dennison Drive sold for $210,000 on July 17. The sellers were Longbridge Financial Services LLC and Wilmington Savings Fund Society FSB, as trustee.

The remaining ten deeds, covering properties on Forest Avenue, Hillside Road, Maria Avenue, Dresser Hill Road, Charlton Street, Meadowbrook Road, Quail Run, Proulx Avenue, a third Dennison Drive address and one property with no street listed, did not disclose a sale price and cannot be ranked by value.

NEIGHBORHOOD BREAKDOWN Dennison Drive accounted for three of the twelve recorded deeds, the only street with more than one transfer during the period: 498 Dennison Drive ($240,200), 775 Dennison Drive ($210,000) and 584 Dennison Drive (price not disclosed). The remaining nine sales were spread across nine other locations, Forest Avenue, Hillside Road, Maria Avenue, Dresser Hill Road, Charlton Street, Meadowbrook Road, Quail Run, Proulx Avenue and one deed with no street address listed, each with a single transaction. Both disclosed sale prices, at 498 and 775 Dennison Drive, fell in the $200,000-to-$250,000 range; no other properties had a recorded price to compare by tier.

MARKET NOTES Seven of the twelve deeds recorded during the period list a bank, credit union, mortgage servicer or Mortgage Electronic Registration Systems Inc. as grantor or grantee: Pennymac Loan Services, MERS, Rocket Mortgage, Fairway Independent Mortgage, BankHometown, Southbridge Credit Union, Cornerstone Bank, Longbridge Financial Services and Wilmington Savings Fund Society. One deed, for 72 Proulx Avenue, transferred the property from David G. Bastien as trustee to David G. Bastien individually, a same-family trust transfer. Eleven of the twelve properties were listed by street address without a unit designation; one, 44 Maria Avenue Unit B2, was recorded with a unit number, indicating a condominium or multi-unit property. Bedroom, bathroom and square-footage figures are not available in deed records and are not reported here.
