SHREWSBURY -- Nine property transfers were recorded in Shrewsbury during the period from July 24 through Aug. 22, with disclosed sale prices ranging from $200,000 to $750,000. Only four of the nine transactions included a disclosed consideration amount, a pattern typical of deed records, which frequently omit price data on refinancings, bank-related transfers and certain family transactions.

MARKET OVERVIEW Nine sales were recorded in the period. Among the four with disclosed prices, the range ran from $200,000 to $750,000, with a median sale price of $379,035. With five of nine transactions showing no disclosed price, the dataset offers a limited view of actual market values for the month; the raw count of nine recorded deeds does not by itself indicate whether the period was active or quiet, since price disclosure is too sparse to characterize overall market strength.

TOP SALES The highest-priced transaction was a property in Shrewsbury that sold for $750,000 on July 24. The seller was listed as Nicholas Aoude, and the buyer of record was Drew Mortgage Associates Inc., with Mortgage Electronic Registration Systems Inc. also named on the deed. Bed, bath and square footage figures were not available.

The second-highest sale was a condominium unit at 47 Orchard Meadow Dr., Unit 10, which sold for $517,250 on July 24. The sellers were Beverly F. Campbell, trustee, and the WB Campbell Revocable Living Trust; the buyers were Berje Melkonian and Rosemarie Melkonian.

A single-family property at 11 Woodway Dr. sold for $240,820 on July 24. The seller was Michelle Scesny; the buyer of record was Rocket Mortgage LLC, with Mortgage Electronic Registration Systems Inc. also named on the deed.

A condominium unit at 82 O'Donnell Ave., Unit L, sold for $200,000 on July 24. The sellers were listed as O'Donnell Ave Unit L and Sagar Shah; the buyer of record was Leader Bank NA.

NEIGHBORHOOD BREAKDOWN Orchard Meadow Drive saw two recorded transfers in the period: the $517,250 sale of Unit 10 to the Melkonians, and a second transfer of 47 Orchard Meadow Dr. involving the same sellers, Beverly F. Campbell, trustee, and the WB Campbell Revocable Living Trust, for which no price was disclosed. No other street had more than one recorded transaction.
