Sale Prices Go Undisclosed in All but One Leicester Deed This Period

LEICESTER -- Fourteen property deeds were recorded in Leicester between July 10 and Aug. 8, but only one disclosed a sale price, limiting what the public record shows about the town's summer housing market.

MARKET OVERVIEW Of the 14 transactions recorded during the four-week period, only one deed listed a sale price: $468,000. Because 13 of the 14 filings did not disclose a price, the reported price range and median both default to that single figure, $468,000, which reflects one transaction rather than a broader market trend. Fourteen recorded transfers is a moderate volume of deed activity for the town based on count alone, though the near-total absence of price data limits any conclusion about where property values stood during the period. All 14 deeds were recorded within a six-day span, July 10 through July 15; none were recorded in the remaining three weeks of the window, through Aug. 8.

TOP SALES The only transaction with a disclosed price was recorded July 14 for $468,000. The deed does not list a street address, giving only "Leicester, MA" as the property location. The seller was Diana Tran; the buyers were United Wholesale Mortgage LLC and Mortgage Electronic Registration Systems Inc. No other deed recorded in this period disclosed a sale price, so no further transactions can be ranked by price. Bed, bath and square-footage figures were not available in the deed records for this or any other transaction.

NEIGHBORHOOD BREAKDOWN Two deeds were recorded on Sabina Circle. At 3 Sabina Circle, recorded July 15, the sellers were Mortgage Electronic Registration Systems Inc and Drew Mortgage Associates Inc, with Rocket Mortgage LLC as buyer. At 2 Sabina Circle, recorded July 14, the sellers were Mortgage Electronic Registration Systems Inc and Ladera Lending Inc; no buyer was listed. Two more deeds, both dated July 14, involve what appears to be the same property, recorded once as 60 Lake View Drive and once as 60 Lakeview Drive, with Steve E. Cogswell, Karen M. Cogswell and Steve Cogswell named as sellers across the two filings and no buyer listed on either. The remaining 10 deeds were spread across separate streets with no overlapping names: Crestwood Road, Maple Lane, Main Street, Salminen Drive, Pleasant Street, Bunker Hill Road, Clark Street, Laurelwood Avenue and Lake Sargent Drive.

MARKET NOTES Financial institutions were named as sellers in a majority of the period's deeds. Mortgage Electronic Registration Systems Inc appears as a seller in three separate filings, at 6 Maple Lane, 3 Sabina Circle and 2 Sabina Circle. Citizens Bank NA, Millbury National Bank, Digital Federal Credit Union and Operative Bank each appear as a seller once, tied to 2 Salminen Drive, 821 Pleasant St., 42 Clark St. and 2 Laurelwood Ave., and 210 Main St., respectively. That concentration of bank and mortgage-servicer names, combined with the scarcity of disclosed prices, is consistent with mortgage-assignment or lender-related filings rather than conventional owner-to-buyer sales; deeds of that type, along with transfers between family members, commonly omit a consideration amount. At least two filings appear to involve transfers within the same family: the two Lake View Drive/Lakeview Drive deeds naming Cogswell family members, and the July 10 transfer of 30 Lake Sargent Drive between Marilyn Patterson and Joseph Patterson. No property-type breakdown, such as single-family versus condominium versus multi-family, was available in the deed records for this period.
