ROYALSTON -- Worcester County Registry of Deeds records show 15 property transfers in Royalston between Sept. 4 and Oct. 3, though pricing information was available for only three of them as of this report.

MARKET OVERVIEW

Fifteen deeds were recorded in Royalston during the four-week period. Of those, three carried a recorded sale price, ranging from $45,000 to $200,000. Among the three priced sales, the median was $50,000. The remaining 12 transfers show "price not yet available," which is typical for recently recorded deeds and usually means the consideration amount has not yet reached the registry's public data, not that a price was withheld.

The raw count of 15 recorded deeds is difficult to characterize as busy or slow without additional context, in part because several of the transfers are not conventional owner-to-owner home sales. At least four deeds involve lenders or loan servicers, including Mortgage Electronic Registration Systems Inc., Rocket Mortgage LLC, Lakeview Loan Servicing LLC, United Wholesale Mortgage LLC and GFA Federal Credit Union, as either grantor or grantee. Two more involve town departments, the Royalston Town Conservation office and the Board of Health, as a party. That leaves a smaller core of transactions resembling typical residential sales between private buyers and sellers.

TOP SALES

21 South Royalston Rd. sold for $200,000 on Sept. 4. Frank Hugh Byers was the seller; Louis J. Bacci III and Paige A. Bacci were the buyers.

13 Taft Hill Rd. sold for $50,000 on Sept. 21. Philip D. Leger was the seller; Mortgage Electronic Registration Systems Inc. and Rocket Mortgage LLC were listed as buyers.

7 Park St. sold for $45,000 on Sept. 24. Sean Foster was the seller; Fourpoint Capital Group LLC was the buyer.

The remaining 12 recorded transfers do not yet list a sale price.

NEIGHBORHOOD BREAKDOWN

South Royalston Road accounted for three of the month's 15 deeds, all recorded Sept. 4 with Frank Hugh Byers as seller: 21 South Royalston Rd. ($200,000), and two additional parcels listed as 0 So Royalston Rd. and 21 So Royalston Rd., both without a recorded price yet.

Bliss Hill Road also saw two transfers, at 51 and 53 Bliss Hill Rd., recorded Sept. 23 and Sept. 24 respectively; neither has a recorded price. The 53 Bliss Hill Rd. deed lists Mortgage Electronic Registration Systems Inc. and United Wholesale Mortgage LLC as seller and Lakeview Loan Servicing LLC as buyer.

The remaining sales were single transactions spread across Butterworth Road, Winchendon Road, Norcross Road, Athol Road, Royalston Road and New Boston Road. Among the three sales with a recorded price, all fell under $500,000, with no priced sales yet reaching that threshold.

MARKET NOTES

Deed records show no bedroom, bathroom or square-footage data, so no price-per-square-foot comparisons are possible this period.

A notable share of September's recorded deeds, at least four of 15, name a mortgage company, loan servicer or credit union as grantor or grantee rather than a private buyer, a pattern consistent with foreclosure or loan-servicing paperwork rather than traditional home sales. GFA Federal Credit Union appears twice, once as seller at 69 Winchendon Rd. and once at 7 New Boston Rd.

Two deeds also involve Royalston town government: a Sept. 14 transfer from Lonny Serres to Royalston Town and its Board of Health, and a Sept. 15 transfer at 79 Athol Rd. listing Royalston Town Health and Lonny Serres as sellers. The two deeds were recorded one day apart and involve the same individual seller; deed records do not indicate why.

No condominium or multi-family transfers were identified by address in this dataset; all properties are listed by single street addresses.
