Royalston sale prices largely undisclosed despite nine recorded deeds

ROYALSTON -- Royalston recorded nine property transfers in the four weeks ending Aug. 22, according to Worcester County Registry of Deeds filings, but sale prices were disclosed on only two of them.

MARKET OVERVIEW Nine deeds were recorded in Royalston between July 24 and Aug. 22. Of those, two listed a consideration amount: $20,000 and $30,000, for a price range of $20,000 to $30,000 and a median of $25,000. The remaining seven transfers carried no disclosed sale price in the registry data. Nine recorded transactions is a notable volume for a town the size of Royalston, though with price data missing on roughly three-quarters of the filings, the raw count alone does not indicate whether the underlying market was active or quiet.

TOP SALES 21 River Rd sold for $30,000 on Aug. 21. The deed lists Brad Barrett as seller and Roseanne M. Flint as buyer. 239 Deland Rd sold for $20,000 on Aug. 6. The sellers were Lynn C. Nystrom and Lynn Nystrom; the buyers were Figure Lending LLC and Figure. The remaining seven recorded transfers, at 23 On The Common, an unaddressed Royalston parcel, 4 Brown Rd, 10 Pleasant St, 10 N Fitzwilliam Rd, 48 Athol Richmond Rd and 22 Norcross Rd, had no sale price disclosed in the deed data.

NEIGHBORHOOD BREAKDOWN No street had more than one recorded transfer during the period; the nine sales were spread across nine different addresses or locations, including River Road, On The Common, Brown Road, Pleasant Street, North Fitzwilliam Road, Deland Road, Athol Richmond Road and Norcross Road. By price tier, both disclosed-price sales, at 21 River Rd and 239 Deland Rd, fell under $500,000. No pricing tier could be assigned to the other seven transfers because no consideration amount was recorded.

MARKET NOTES Several of the undisclosed-price transfers involved mortgage-related entities rather than individual buyers or sellers. Mortgage Electronic Registration Systems Inc. appears as a seller on both the 4 Brown Rd and 10 N Fitzwilliam Rd deeds, alongside Nationstar Mortgage LLC and Residential Mortgage Services Inc., respectively. Wells Fargo Bank NA is listed as seller on the 48 Athol Richmond Rd transfer, with Freedom Mortgage Corp as buyer. The 239 Deland Rd sale also named Figure Lending LLC as buyer. Separately, the deed for the unaddressed Royalston parcel names Jeffrey B. Smith and Susan B. Smith as sellers and Jennifer L. Janowicz as buyer, and the 22 Norcross Rd deed lists Gerald F. Lajoie and Marie A. Lajoie, both identified as trustees, as sellers. Beds, baths and square footage are not available from deed records and are omitted.
