Recorded Clinton Home Prices Span $56,555 To $450,000 In September Deeds

CLINTON -- Ten property deeds were recorded in Clinton between Aug. 28 and Sept. 26, but only three carry a sale price in registry data so far, ranging from $56,555 to $450,000. The remaining seven transfers are still awaiting price data, which typically posts to the registry within about a week of recording.

MARKET OVERVIEW Worcester County Registry of Deeds records show 10 property transfers recorded in Clinton during the four-week period, all dated Aug. 28. Of those, three have a recorded sale price: $450,000, $252,500 and $56,555, for a median of $252,500 based on the prices available. The other seven transfers, including a bank-to-LLC transfer, several trust transfers and one deed without a listed street address, have not yet had a price recorded. Based on the raw count alone, 10 recorded transfers in a single four-week window is a reasonably active pace for the town, though the incomplete price data means the period's full dollar volume is not yet known.

TOP SALES The highest recorded sale was 269 Oak St., which sold for $450,000 on Aug. 28. Robert E. Champagne and Jodi L. Champagne sold the property to Ingrid Caira.

The second-highest recorded sale was 510 High St., Unit 2, which sold for $252,500 on Aug. 28. Tara C. Priore and Taylor Priore sold the unit to Triangle Credit Union.

The third recorded sale was 13 Oak St., which sold for $56,555 on Aug. 28. Brennan Williams sold the property to Urban Development.

Sale prices for the remaining seven transfers recorded in the period, at 55 Sterling St. Unit 112, 191 Stone St., 676 Main St., 12 Marshall St., 909 Ridgefield Cir. C, 510 High St. and one Clinton property without a listed street address, are not yet available.

NEIGHBORHOOD BREAKDOWN Oak Street accounted for two of the period's recorded transfers: 269 Oak St. at $450,000 and 13 Oak St. at $56,555, the two ends of the recorded price range. High Street also saw two recorded transfers: 510 High St. Unit 2 at $252,500 and a second transfer at 510 High St. with no price yet recorded. Among the three sales with confirmed prices, all fell below $500,000: one below $100,000 (13 Oak St.), one between $100,000 and $300,000 (510 High St. Unit 2) and one between $300,000 and $500,000 (269 Oak St.).

MARKET NOTES Several sellers among the 10 recorded transfers were financial institutions or trusts rather than individual homeowners. Bay State Savings Bank, Clinton Savings Bank and Columbia Financial LLC each appear as a seller in the period's deed data, and HLT Realty Trust, Tierney Kelly Trust, and a transfer involving Alison J. Hardy and Barbara Hardy also appear on the seller side. The property mix includes at least one condominium-style unit, 510 High St. Unit 2, and one lettered unit, 909 Ridgefield Cir. C, alongside standalone street addresses. Bedroom, bathroom and square footage figures were not available in the deed records reviewed for this report, and price-per-square-foot comparisons cannot be made without that data.
