Princeton Property Sale Prices Span $75,000 To $554,639 This Past Month

PRINCETON -- Seven property transfers were recorded in Princeton over the past month, but only four carried a sale price by the time this report was compiled, with figures ranging from $75,000 to $554,639.

MARKET OVERVIEW The Worcester County Registry of Deeds recorded seven Princeton property transfers between Aug. 28 and Sept. 26. Four of the seven carry a sale price so far, ranging from $75,000 to $554,639, with a median of $300,000 among those four. The remaining three sales have no price yet in the registry's data, which is typical: prices generally post within about a week of a deed's recording and are not evidence that a price was withheld. Based on the raw count of seven transfers, the period was moderately active for a town the size of Princeton, though the incomplete pricing data limits a fuller read on where values are trending.

TOP SALES The month's highest-priced transfer was $554,639, recorded Sept. 3, with Timothy J. Gates and Caroline M. Gates, as trustees, as sellers and Allied Mortgage Group Inc. and Mortgage Electronic Registration Systems Inc. as buyers; the deed record did not include a street address. The second-highest was 8 Hickory Dr., which sold for $400,000 on Aug. 31, with Thomas G. Gervais and Andrea Surabian as sellers and Operative Bank as the buyer. At 4 Goodnow Rd., the property sold for $200,000 on Sept. 1, with Roger D. Sands and Roger D. Sands, as trustee, as sellers and Digital Federal Credit Union as buyer. The lowest of the priced sales was 19 Leominster Rd., which sold for $75,000 on Aug. 31, with sellers Gary S. Farr and Kathryn M. Farr and buyer IC Federal Credit Union. Beds, baths and square footage were not available from the deed records for any of these transactions.

NEIGHBORHOOD BREAKDOWN No street had more than one recorded sale this period, so no street-level cluster emerged. By price tier: one sale topped $500,000 (the $554,639 transfer recorded without a listed street address); two sales fell in the $200,000-to-$400,000 range (4 Goodnow Rd. and 8 Hickory Dr.); and one sale came in under $100,000 (19 Leominster Rd.). Three additional properties, on Worcester Road, Birchwood Road and Hubbardston Road, sold during the period but have no price yet on record.

MARKET NOTES Two of the seven transfers involved sellers holding property in trust: Timothy J. Gates and Caroline M. Gates, as trustees, on both the $554,639 sale and the still-unpriced 261 Worcester Rd. transfer recorded the same day, and Roger D. Sands, individually and as trustee, on the 4 Goodnow Rd. sale. Three of the four priced sales list a bank or credit union as the buyer of record: Operative Bank, Digital Federal Credit Union and IC Federal Credit Union. The 277 Hubbardston Rd. transfer lists Princeton Town Conservation among the parties on the deed. No square footage data was available in any of the seven records, so no price-per-square-foot comparison could be made this period.
