Phillipston Sale Prices Range From $200,000 To $678,600 In September

PHILLIPSTON -- Fourteen property deeds were recorded in Phillipston between Sept. 4 and Oct. 3, but only five carried a sale price in registry data as of this report, with recorded prices ranging from $200,000 to $678,600.

MARKET OVERVIEW

The Worcester County Registry of Deeds recorded 14 transactions in Phillipston during the period, a relatively high count for a town of this size in a single month. Of those, five included a consideration amount, ranging from $200,000 to $678,600, with a median of $320,000. The remaining nine transfers show no price in the data yet; for most, that reflects the registry's typical lag of about a week before a sale price posts, not a withheld figure. Because the price sample is less than half the total deed count, the $320,000 median should be read as a snapshot of the five disclosed sales rather than a full picture of the month's market.

TOP SALES

880 Royalston Rd. sold for $678,600 on Sept. 4, the highest recorded price of the period. The sellers were Lauren Velta Conrad and Patricia Velta Belliveau; the buyer was Cornerstone Bank.

12 Lambs Cove Rd. sold for $649,900 on Sept. 15. Karl A. and Sandra Hakkarainen sold the property to Timothy S. Halliday and Anne M. Halliday, both listed as trustees.

1035 Willis Rd. sold for $320,000 on Sept. 11. Joseph K. and Denise A. Smith sold the property to Operative Bank.

0 Ward Hill Rd. sold for $280,000 on Sept. 15. The Roman Catholic Bishop of Worcester sold the property to Barkley Enterprises LLC.

30 Brooks Village Rd. sold for $200,000 on Sept. 15. John A. Stacy sold the property to Cornerstone Bank.

NEIGHBORHOOD BREAKDOWN

Two streets had more than one recorded transaction. Main Rd. saw two deeds, at 74 Main Rd. and 105 Main Rd., both Sept. 9-10 and both without a recorded price yet. Royalston Rd. also saw two deeds, at 90 Royalston Rd. (no price yet) and 880 Royalston Rd. ($678,600), the top sale of the period. Among the five sales with recorded prices, three fell under $500,000 (30 Brooks Village Rd., 0 Ward Hill Rd. and 1035 Willis Rd.) and two fell between $500,000 and $1 million (12 Lambs Cove Rd. and 880 Royalston Rd.).

A notable share of the period's deeds, priced and unpriced alike, name a bank or credit union as either buyer or seller: Cornerstone Bank appears as buyer at both 30 Brooks Village Rd. and 880 Royalston Rd.; Operative Bank as buyer at 1035 Willis Rd.; and Cornerstone Bank, T Bank, UMassFive College Federal Credit Union, GFA Federal Credit Union and Mortgage Electronic Registration Systems Inc. appear as sellers on five of the nine unpriced transfers. One transfer, at an address listed only as "Phillipston, MA," moved from William E. Rose to Albert S. and Nancy M. Rose, both sharing the Rose surname.
