Only One of 12 Petersham Property Transfers Shows Recorded Sale Price

PETERSHAM -- Twelve property transfers were recorded in Petersham from July 24 through Aug. 22, but only one carried a confirmed sale price in Worcester County Registry of Deeds records, reflecting the typical lag between recording and price disclosure.

MARKET OVERVIEW Twelve deeds were recorded in Petersham during the period, including two nominal-consideration transfers that are not market sales. Of the 10 remaining transfers, only one, at 73 Old East St., carried a recorded price: $100,000. The other nine transfers had no price listed in the registry as of this report; such gaps typically fill in within about a week of recording, according to standard registry practice. Because only one transfer in the data set carries a price, a price range or median cannot be meaningfully calculated for the full period. Based on raw count alone, 12 separate property transfers is a notable volume for a town the size of Petersham, though the near-total absence of pricing data limits any read on market direction this month.

The property at 63 Monson Turnpike Road changed hands twice, on Aug. 10 and again on Aug. 20, with Eric Hood listed as a grantor in both filings and Mortgage Electronic Registration Systems Inc. also named as grantor in the second. A separate property at 61 Monson Turnpike Road transferred Aug. 3 from Mortgage Electronic Registration Systems Inc. to Tidewater Mortgage Services Inc. Old East Street had two transfers: 73 Old East St., the period's only priced sale, and 15 Old East St., which transferred July 24 from Ryan Lavallee with no price yet listed. The remaining seven transfers were spread across individual streets, including Glen Valley Road, Barre Road, Old Barre Road, Nichewaug Road, North Main Street, Old Hardwick Road and one Petersham address with no street number listed in the filing, each representing a single transfer with no price yet recorded.

MARKET NOTES Seven of the 12 recorded transfers listed a bank, credit union or mortgage-related entity, including Mortgage Electronic Registration Systems Inc., Digital Federal Credit Union, Cornerstone Bank, Bank of America N.A., First American Mortgage Solutions LLC, Tidewater Mortgage Services Inc. and Millbury National Bank, as grantor or grantee. Two transfers, at 1 Old Barre Rd. and 206 Barre Rd., were recorded for nominal consideration under $10,000 and are not counted as market sales; the Barre Road filing listed Marie C. Erie as both a grantor and one of two grantees, alongside Leobardo Mondragon Velez.
