Paxton Deed Prices Show Wide Gap Between Two Disclosed July Sales

PAXTON -- Ten property deeds were recorded in Paxton between July 17 and Aug. 15, but buyers and sellers disclosed a sale price on just two of them, limiting what the public record shows about the town's midsummer housing market.

MARKET OVERVIEW The Worcester County Registry of Deeds recorded 10 property transactions involving Paxton addresses during the four-week period. Of those, only two listed a consideration amount: $344,365 and $55,600, for a disclosed price range of $55,600 to $344,365 and a midpoint of $199,982 between the two figures. The remaining eight deeds, covering properties on Grove, Crestwood, Richards, Oakwood, Marshall and Pleasant streets, did not include a sale price, which is common for certain deed types such as trust transfers and lender-related recordings. With a price disclosed for only two of the period's 10 transactions, the $199,982 midpoint should not be read as a representative median for the full set of sales. The volume of 10 recorded deeds works out to roughly one every three days over the period; this data set alone provides no basis for comparing that pace to other months.

TOP SALES The highest-value transaction recorded was a $344,365 deed dated July 24, for a Paxton property listed in the registry without a specific street address. The seller was Kanyi Love; the buyers were Rocket Mortgage LLC and Mortgage Electronic Registration Systems Inc.

The only other transaction with a disclosed price was 439 Pleasant St., which sold for $55,600 on July 23. The seller was Carolyn J. Sliwinski; the buyer was St. Mary's Credit Union.

No other transactions recorded during the period listed a sale price, so a fuller ranking of the month's top sales by dollar value is not possible from the available deed data.

NEIGHBORHOOD BREAKDOWN Pleasant Street saw the most activity of any street in the period, with three separate deeds recorded: 439 Pleasant St. ($55,600, the only one with a disclosed price), 57 Pleasant St. and 376 Pleasant St. Richards Avenue had two recorded transactions, at 60 Richards Ave. and 495 Richards Ave.; neither listed a price. The remaining transactions were spread across Grove Street, Crestwood Road, Oakwood Road and Marshall Street, one deed each. Because prices were disclosed for only two of the 10 transactions, a price-tier breakdown by value is not meaningful for this period.

MARKET NOTES Three of the 10 recorded deeds appear to be transfers within the same family. At 217 Grove St., the property moved from the Helene A. Cancelmo Family Trust to Helene A. Cancelmo as trustee. At 60 Richards Ave., it moved from Stephanie V. Whiting to Stephanie V. Whiting as trustee. And 8 Oakwood Rd. was recorded from Robert A. Kusz and Patricia A. Kusz, both listed as trustees. The deed data does not indicate the reason for these transfers. Separately, four of the 10 deeds list a mortgage lender, credit union or the Mortgage Electronic Registration Systems as the buyer or seller rather than an individual: Rocket Mortgage LLC and MERS in the $344,365 transaction, St. Mary's Credit Union in the $55,600 sale at 439 Pleasant St., GoodLeap LLC at 4 Crestwood Rd., and MERS along with United Wholesale Mortgage LLC at 57 Pleasant St. Bedroom, bathroom and square-footage figures are not available in deed records and are omitted from this report.
