Oxford sale prices span $25,232 to $330,000 in late August period

OXFORD -- Nine property transfers were recorded in Oxford between Aug. 28 and Sept. 26, according to Worcester County Registry of Deeds data, though only four of those transactions carry a sale price so far. The recorded prices range from $25,232 to $330,000, with a median of $276,500.

MARKET OVERVIEW

Nine sales were recorded in the roughly four-week period. Of those, four carried a sale price at the time this report was compiled: $25,232, $253,000, $300,000 and $330,000, producing a median of $276,500. The remaining five transactions, at 155 Southbridge Rd., 25 Sutton Ave., 12 Pine Ridge Dr., 8 Woodcrest Dr. and 54 Leicester St., show price not yet available, which is typical for deeds that have not yet been fully processed by the registry rather than an indication that a price was withheld. Because five of the nine sales lack pricing data and no prior-month figures are available for comparison, this report cannot characterize the period as more or less active than a typical month based on the raw count alone.

TOP SALES

The highest-priced transaction was 8 Woodcrest Dr. Unit 8, which sold for $330,000 on Aug. 28. The seller was listed as Ashley Allard and the buyer as Ronen Levy, trustee. The second-highest was 316 Main St., which sold for $300,000 on Aug. 31, with Hilary Goyette as seller and Webster First Federal Credit Union as buyer. At 9 Winter St., the property sold for $253,000 on Aug. 28; the sellers were listed as Leo P. Cazeault Jr., trustee, and Sharon M. Ito, trustee, and the buyers as Howard W. Mellen and Heidi M. Mellen. A fourth priced transfer, recorded without a specific street address (listed only as Oxford, MA), sold for $25,232 on Aug. 31, with Denise J. LeBlanc as seller and LoanDepotCom LLC and Dart Collateral Manager LLC as buyers.

NEIGHBORHOOD BREAKDOWN

By price tier among the four sales with recorded prices: one sale fell under $100,000 ($25,232); two fell in the $100,000-to-$300,000 range ($253,000 and $300,000); and one exceeded $300,000 ($330,000). Geographically, Woodcrest Drive is the only street with more than one recorded transfer in this period: both 8 Woodcrest Dr. and 8 Woodcrest Dr. Unit 8 were recorded on Aug. 28 with Ashley Allard listed as seller on each. The remaining seven transactions were spread across seven different streets: Main Street, Southbridge Road, Sutton Avenue, Winter Street, Pine Ridge Drive and Leicester Street, each with a single recorded transfer.
