Only two of eight East Brookfield deeds show a sale price so far

EAST BROOKFIELD -- Eight real estate transfers were recorded in East Brookfield between Aug. 28 and Sept. 26, but sale prices have posted for only two of them so far, leaving most of the period's market activity still to be quantified.

MARKET OVERVIEW The Worcester County Registry of Deeds recorded eight property transfers in East Brookfield during the period. Of those, two carry a recorded sale price so far: $68,723 and $170,000, putting the current price range at $68,723 to $170,000 with a median of $119,361. The remaining six transfers, recorded Aug. 28, do not yet show a sale price; that typically appears within about a week of recording, so it reflects a data lag rather than any secrecy about terms. With price data covering only a quarter of recorded transfers, it is not yet possible to characterize the month as active or quiet based on price alone; the raw count of eight transfers is the clearest available signal for now.

TOP SALES 120 Blaine Ave. sold for $170,000 on Sept. 2. Sellers Timothy H. Buzzell and Amy Buzzell transferred the property to Cornerstone Bank. A property recorded without a specific street address sold for $68,723 on Sept. 2. Sellers Denise Kresco and Donald Kresco transferred the property to Lakeview Loan Servicing LLC and Dart Collateral Manager LLC. No other transfers in this period have a recorded sale price yet. The six remaining deeds, all recorded Aug. 28 and Sept. 1, involve properties at 252 Howe St., 117 Lashaway Dr., 155 Dunn Brook Rd., 155 Dunnbrook Rd., 473 West Sturbridge Rd. and 112 Blaine Ave.; prices for these are not yet available.

NEIGHBORHOOD BREAKDOWN Blaine Avenue saw two transfers in the period: 120 Blaine Ave. ($170,000) and 112 Blaine Ave. (price not yet available), both recorded within the same week. Dunn Brook Road also had two transfers recorded the same day, Aug. 28: 155 Dunn Brook Rd., with seller Laurie Lamoureux, and 155 Dunnbrook Rd., with sellers Jefferson Auger and Keara Malakie. The matching house number and near-identical street name suggest these records may refer to the same property, though the deed data lists them as separate entries. The remaining transfers, at 252 Howe St., 117 Lashaway Dr. and 473 West Sturbridge Rd., are single, unrelated recordings with no shared street pattern. By price tier, the only two transfers with recorded prices fall on either side of $100,000: one at $68,723 and one at $170,000. The other six transfers cannot yet be sorted into a price tier.

MARKET NOTES Several of the recorded transfers list financial institutions rather than individuals as the receiving party: Cornerstone Bank, Lakeview Loan Servicing LLC, Dart Collateral Manager LLC, and, at 252 Howe St., United Wholesale Mortgage LLC (from Mortgage Electronic Registration Systems Inc. and Prestige Home Mortgage LLC). That pattern appears in three of the eight recorded deeds this period. No bed, bath or square-footage data accompanies any of these records, so price-per-square-foot comparisons are not possible this month.
