Only two of Berlin's 12 August property sales carry a recorded price

BERLIN -- Twelve properties changed hands in Berlin between Aug. 21 and Sept. 19, according to deeds recorded at the Worcester County Registry of Deeds, but sale prices have posted for only two of those transactions so far.

MARKET OVERVIEW The registry recorded 12 property transfers in Berlin during the period. Of those, two carry a recorded sale price: $385,350 and $576,000, producing a price range of $385,350 to $576,000 and a median of $480,675 across the two priced sales. Prices for the other 10 transactions are not yet available, which is typical for deed data and usually reflects a lag of about a week before the registry posts the consideration amount rather than any withholding by the parties. A count of 12 recorded transfers in roughly four weeks is a notable volume for a town the size of Berlin, though with price data covering just two of those sales, the period's overall price trend cannot yet be fully assessed.

TOP SALES The highest-priced recorded sale was $576,000, transferred Aug. 31 from sellers Brandon Travaglini and Alianna Provencal to buyer Winter Hill Bank FSB; the deed record does not list a street address for this transaction. The second-priced sale was 18 Alden Dr Unit 3, which sold Aug. 31 for $385,350; the sellers were Opendoor Property J LLC and Opendoor Labs Inc., and the buyers were Zhanna Abidor and Leva Abidor. The remaining 10 transactions recorded during the period do not yet have a posted sale price, so they cannot be ranked among the month's top sales at this time.

NEIGHBORHOOD BREAKDOWN Alden Drive saw two recorded transfers on the same day, Aug. 31: 18 Alden Dr Unit 3, which sold for $385,350, and 18 Alden Dr, for which a price has not yet posted. Both were sold by Opendoor Property J LLC and related Opendoor entities. Randall Road also saw activity tied to the period's top sale: 280 Randall Rd was transferred Aug. 31 by the same sellers, Brandon Travaglini and Alianna Provencal, who are also listed on the $576,000 transaction recorded the same day, though no price has posted for the Randall Road deed itself. The remaining eight sales were spread across Priest Road, Village Lane, Linden Street, Summer Road, West Street, Barnes Hill Road, River Road East and Wheeler Hill Road, with no other street seeing more than one recorded transfer. Since only two of the 12 sales have a posted price, transactions cannot yet be grouped into price tiers.

MARKET NOTES Several of the period's sellers are banks or lending institutions rather than individual homeowners, including Citizens Bank NA, Avidia Bank, Digital Federal Credit Union, Hometown Bank, and Mortgage Electronic Registration Systems Inc. paired with CMG Mortgage Inc., on the deeds for 16 Priest Rd, 46 West St, 231 River Rd East, 121 Wheeler Hill Rd Unit 11 and 31 Village Ln Unit 31, respectively. The transfer at 68 Barnes Hill Rd moved from Barnes Road Realty Trust to a trustee, Carol A. B. O'Connell, a trust-to-trust transfer. Unit-numbered deeds at 18 Alden Dr Unit 3, 31 Village Ln Unit 31 and 121 Wheeler Hill Rd Unit 11 indicate at least three of the 12 transactions involved condominium units rather than single-family properties, while the rest of the addresses in the dataset do not carry unit designations.
