PRINCETON -- The Worcester County Registry of Deeds recorded 14 property transfers in Princeton between Sept. 4 and Oct. 3, but sale prices have posted for only two of them so far, leaving most of the period's activity without a dollar figure to report.

MARKET OVERVIEW Fourteen deeds were recorded in the period. Of those, two carry a recorded sale price: $22,000 and $40,000, for a median of $31,000 among the priced transactions. The other 12 have no price on file yet, which is typical for recently recorded deeds; prices generally appear in registry data within about a week of recording and are not yet available for this roundup. Fourteen recorded transfers is a notable count for a town of Princeton's size, though with pricing data still missing for 12 of the 14, the period's overall dollar volume cannot yet be assessed.

TOP SALES 274 Brooks Station Rd. sold for $40,000 on Sept. 14. Sellers Samantha A. Tedford and Ian B. Gold conveyed the property to Operative Bank. Bed, bath and square footage figures were not available in the deed data.

A Princeton property sold for $22,000 on Sept. 14. Sellers Timothy D. Legros and Nichole Legros conveyed the property to Webster First Federal Credit Union. The street address was not specified in the deed record, and bed, bath and square footage figures were not available.

The remaining 12 transfers recorded during the period do not yet have a sale price on file: 10 Clearings Way (Sept. 15), 4 Goodnow Rd. (Sept. 14), 313 Ball Hill Rd. (Sept. 10), 207 Mirick Rd. (Sept. 10), 376 Ball Hill Rd. (Sept. 10), 44 Hubbardston Rd. (Sept. 9), 10 Lyons Rd. (Sept. 9), 299 Sterling Rd. (Sept. 9), 234 Sterling Rd. (Sept. 8), 8 Deer Path (Sept. 8), 295 Redemption Rock Trl. S (Sept. 4) and 80 Houghton Rd. (Sept. 4).

NEIGHBORHOOD BREAKDOWN Ball Hill Road had two transfers in the period: 313 Ball Hill Rd. on Sept. 10, with Lisa J. Prozzo and Fidelity Cooperative Bank as sellers, and 376 Ball Hill Rd., also Sept. 10, with Anita Murphy and Jeannette H. Peoples as sellers. Sterling Road likewise had two transfers: 299 Sterling Rd. on Sept. 9, with Santander Bank NA and Kathleen K. Fraser as sellers, and 234 Sterling Rd. on Sept. 8, with Paul J. Welch, trustee, and Linda Welch, trustee, as sellers. The remaining 10 transfers were each on a different street, with no other geographic clustering evident in the data. Because 12 of the 14 transfers lack a recorded price, a price-tier breakdown is not yet meaningful for this period.

MARKET NOTES Nine of the 14 recorded transfers listed a bank, credit union, or Mortgage Electronic Registration Systems Inc. as a grantor or grantee, including Operative Bank, Webster First Federal Credit Union, Digital Federal Credit Union, Fidelity Cooperative Bank, Rockland Trust Co., Money Source Inc., Santander Bank NA and St Security Bank of Washington. That is a notable share of this period's filings and reflects the mix of transaction types that pass through the registry alongside traditional home sales. Two transfers involved a trust: 234 Sterling Rd., from Paul J. Welch, trustee, to Linda Welch, trustee, and 8 Deer Path, from Frederick J. Curtis Jr., trustee, to the Frederick J. Curtis Jr. Revocable Trust. No bed, bath or square footage data was available for any property in this period, so no price-per-square-foot comparison or property-type breakdown (single-family versus condominium versus multifamily) can be made from the available records.
