RUTLAND -- Eight property transfers were recorded at the Worcester County Registry of Deeds for Rutland between July 24 and Aug. 22, but only one carried a disclosed sale price: $25,000. The remaining seven deeds, including transactions on Maple Avenue, Prescott Street and Main Street, did not list a consideration amount in the public record.

MARKET OVERVIEW Eight sales were recorded in the period. Only one of the eight, 12.5%, included a disclosed sale price, which came in at $25,000. Because a single disclosed price sets both the low and high end of the range, the reported range and median are both $25,000, but that figure describes one transaction, not a representative market price. NEIGHBORHOOD BREAKDOWN Maple Avenue was the only street to see more than one recorded transfer in the period: 176 Maple Ave and a condominium unit at 176 Maple Ave Unit 38 Bldg 3 both changed hands, one on July 27 and one on July 28. No other street had more than one recorded deed. Because sale prices were disclosed for only one of the eight transfers, the data does not support a breakdown by price tier.

MARKET NOTES Several of the recorded transfers involved mortgage-related entities rather than individual buyers or sellers. Mortgage Electronic Registration Systems Inc. appeared as a seller in two deeds, 62 Prescott St and 16 Brooke Haven Dr, alongside Indymac Bank FSB and Leader Bank NA, respectively, and as a co-buyer in the $25,000 transaction with no listed address. Cornerstone Bank was the seller of record for 91 Main St, with Rutland Plaza Inc. as buyer, a transaction involving a commercially named entity rather than an individual.
