LANCASTER -- Ten properties changed hands in Lancaster between July 17 and Aug. 15, according to deeds recorded at the Worcester County Registry of Deeds, but only one of those transactions disclosed a sale price, leaving most of the period's market activity undocumented in terms of value.

MARKET OVERVIEW Deeds recorded during the period show 10 completed property transfers in Lancaster. Of those, only one, a sale on Hilltop Road, listed a consideration amount: $498,500. Because that is the only disclosed figure, it stands as the period's price range floor and ceiling and its median. Based on the raw count alone, 10 recorded transfers over a four-week span represents a routine level of transaction volume for the town, but with nine of 10 deeds carrying no listed sale price, the underlying data does not support any characterization of the broader price trend as active or quiet.

TOP SALES The lone disclosed sale, and by default the period's top transaction, was 503 Hilltop Road, which sold for $498,500 on July 22. The sellers were listed as Kelsey Segerson and Mitchell Segerson, and the buyers as Kyle Frank Sweet and Sydney McGrath. Bedroom, bathroom and square-footage figures were not available in the deed record.

The remaining nine transactions in the period did not disclose a sale price. They were: a Lancaster property with no street address listed in the available data, transferred from Lancaster Town Treasurer to Bryce John J on July 23; 84 Mill Street, transferred from Michelle M. Cartagena, trustee, to Michelle Cartagena, trustee, on July 23; 148 Kaleva Road, transferred from Jason Dewhurst and Sarah Dewhurst on July 22; 503 Hill Top Road, transferred from Kelsey Segerson and Mitchell Segerson on July 22; 59 South Meadow Road, transferred from Ronald J. Allen and Jeanne M. Allen on July 22; 7 Laurel Hill Lane, transferred from Leader Bank NA and Mortgage Electronic Registration Systems Inc. on July 22; 289 Sterling Road, transferred from Avidia Bank and Peter J. MacDonald on July 20; 303 Ponakin Road, transferred from Juma Multiservices LLC to Secured Investment High Yield Fund II LLC on July 20; and 254 Mill Street, transferred from Patrick J.R. Webb and Anne E. Webb on July 17. Price not disclosed for all nine.

NEIGHBORHOOD BREAKDOWN Mill Street accounted for two of the period's 10 sales, at 84 Mill Street and 254 Mill Street. Two deeds were also recorded for the same address on Hilltop Road, listed once as "503 Hilltop Rd" and once as "503 Hill Top Rd," both dated July 22 and both naming Kelsey Segerson and Mitchell Segerson as sellers; only one of the two records included a buyer name and sale price. The remaining six transactions were spread across six separate streets, Kaleva Road, South Meadow Road, Laurel Hill Lane, Sterling Road, Ponakin Road and the unaddressed Lancaster Town Treasurer transfer, with no further street-level clustering evident in the data. Because only one sale price was disclosed, the period's sales cannot be meaningfully grouped into price tiers.

MARKET NOTES No bedroom, bathroom or square-footage data was available for any property in this period, so no price-per-square-foot comparisons could be made, and property type (single-family, condominium or multi-family) could not be determined from the deed records. Three of the 10 sellers were financial or investment entities rather than individuals: Leader Bank NA and Mortgage Electronic Registration Systems Inc. on the Laurel Hill Lane transfer, Avidia Bank on the Sterling Road transfer, and Juma Multiservices LLC, which conveyed the Ponakin Road property to Secured Investment High Yield Fund II LLC. One transfer, at 84 Mill Street, moved the property from Michelle M. Cartagena as trustee to Michelle Cartagena as trustee, a within-name trust transfer; the deed data does not indicate the reason for the transfer. The Lancaster Town Treasurer also appeared as a grantor on one deed, conveying a property to Bryce John J on July 23, though no street address for that parcel was included in the available records.
