Only One of Nine Paxton Home Sales Discloses a Price in July

PAXTON -- Nine properties changed hands in Paxton over the four weeks ending Aug. 22, according to deeds recorded at the Worcester County Registry of Deeds, but only one of those transactions disclosed a sale price, limiting what the record shows about the town's market this period.

MARKET OVERVIEW Nine sales were recorded between July 24 and July 29. Of those, only one deed listed a consideration amount: $450,000. That figure is also the period's median, since it is the only disclosed price available. With eight of nine transactions carrying no disclosed price, the raw sales count of nine in roughly one week is the clearest available signal of activity; whether the period was busier or quieter than usual cannot be determined from price data alone.

TOP SALES The period's only disclosed sale was a $450,000 transfer in Paxton, recorded July 29, with First Congregational Church of Paxton as seller and Roy Alison and Arnold Cameron as buyers. No other recorded deed listed a sale price. Among the undisclosed transactions, four were recorded July 27: 10 Glen Ellen Road (seller Rocket Mortgage LLC and Ronald T. Belanger), 2 Streeter Road (sellers Irving B. Barrows Jr. and Judith A. Barrows), 9 Forestdale Road (seller Mortgage Electronic Registration Systems Inc. and Cardinal Financial Co. LP) and 8 Burtenmar Circle (seller Freedom Mortgage Corp. and Mortgage Electronic Registration Systems Inc.). Two more undisclosed-price sales were recorded July 29: 699 Pleasant St. (seller Santander Bank NA and Donald G. Wyman Jr.) and 232 Grove St. (seller listed as First Congregational Church of P., an apparent second transaction involving the church). A ninth sale at 217 Grove St., recorded July 24, listed Helene A. Cancelmo as trustee transferring to Helene A. Cancelmo individually.

NEIGHBORHOOD BREAKDOWN Grove Street had two recorded sales in the period, at 232 and 217 Grove St., the only street with more than one transaction. The remaining seven sales were spread across seven different streets: Pleasant Street, West Street, Glen Ellen Road, Streeter Road, Forestdale Road, Burtenmar Circle and the unaddressed Paxton parcel sold by the church. With only one price disclosed, sales cannot be grouped into price tiers this period.
