Only one of 13 Oxford September deeds carries a sale price so far

OXFORD -- Thirteen property deeds were recorded in Oxford between Sept. 4 and Oct. 3, but only one had a sale price posted in Worcester County Registry of Deeds data as of this writing, leaving most of the period's market activity still to be reflected in final figures.

MARKET OVERVIEW The registry recorded 13 property transfers in Oxford during the period. Of those, one carried a sale price: $90,000, for 54 Howarth Rd. Because consideration amounts typically take about a week to post after a deed is recorded, the other 12 transactions, several from as recently as Sept. 9, are likely still awaiting their price data rather than reflecting undisclosed sales. With only one price available, the period's price range and median both stand at $90,000, a figure that should not yet be read as representative of the month's overall market. NEIGHBORHOOD BREAKDOWN Main Street accounted for three of the 13 recorded deeds in the period, at 164 Main St, 316 Main St and 445 Main St, more than any other street. MARKET NOTES Three of the 13 deeds involved Mortgage Electronic Registration Systems Inc. as a party: 4 Theresa Cir (with PennyMac Loan Services LLC), 13 Waite St (with seller Bonnie Caron) and 445 Main St (with MSA Mortgage LLC as co-seller and Onity Mortgage Corp as buyer). One transfer, at 17 Highland Ave, listed Central One Federal Credit Union alongside an individual seller. The sale at 54 Howarth Rd listed a credit union, All One Credit Union, as the buyer rather than an individual. At 5 Conlin Rd, the sellers were listed as Kathleen Goddard and Kathleen Bishop, and the buyers as Kathleen A. Bishop and Michael R. Bishop, a pattern consistent with a transfer within the same family. Square-footage and property-type data were not available in the deed records, so no price-per-square-foot or property-type comparisons can be made for this period.
