Only One Of 12 Winchendon Deeds Carries A Price So Far

WINCHENDON -- Twelve property transfers were recorded in Winchendon between Aug. 28 and Sept. 26, but a sale price had posted for only one of them by the time these records were compiled, a gap typical of the roughly weeklong lag before the Worcester County Registry of Deeds reflects consideration amounts on new filings.

MARKET OVERVIEW

Twelve sales were recorded during the period. Of those, one carried a posted sale price: $54,000 for a property on High Street. Because only that single transaction has a price on file, the overall price range and median both stand at $54,000, based on that one figure; the remaining 11 transactions have no price yet available. With 11 of 12 entries still pending price data, the raw count of 12 recorded transfers is the clearest volume signal available this period. Whether that represents an active or quiet stretch for Winchendon can't be judged from price data yet, since so little of it has posted.

The only transaction with a recorded sale price is 25 High St., which sold for $54,000 on Sept. 1. The sellers were listed as Ryan R. Tenney and Ryan Tenney; the buyer was GFA Federal Credit Union. Two of the 12 entries, both dated Sept. 1 and both naming Scott R. Betourney and Carol M. Betourney, show the same two individuals as sellers on one record and as trustees on the paired record for 579 Central St., a pattern consistent with a transfer into a family trust.
