Only one of 10 recorded Warren property transfers discloses a sale price

WARREN -- The Worcester County Registry of Deeds recorded 10 property transfers in Warren between July 24 and Aug. 22, but only one listed a sale price, leaving most of the month's market activity without public dollar figures.

MARKET OVERVIEW Ten transactions were recorded in the four-week period. Of those, only one disclosed a sale price: $1,612, tied to a parcel listed simply as "Warren, MA" with no street address. That figure also stands as the period's median, since it is the only disclosed price available. Because nine of 10 recorded transfers carry no consideration amount, the raw sales count of 10 is the clearest available signal of activity level; price-based conclusions about the broader market cannot be drawn from this data.

TOP SALES The only transaction with a disclosed sale price was a $1,612 transfer of a Warren property with no listed street address, recorded July 27. The sellers were Lenora Merritt and Lenora A. Merritt; the buyer was Cavalry SPV I LLC, a debt-collection entity. The remaining nine recorded transfers, all listing "price not disclosed," involved these addresses: 1021 East Rd., 670 East Rd., 183 Forest Ave., 27 North St., 249 Coy Hill Rd., 308 Brimfield Rd., 692 Cronin Rd., 700 East Rd. and 124 Burbank St. Because no price was disclosed for any of them, they cannot be ranked by sale value.

NEIGHBORHOOD BREAKDOWN East Road saw the most recorded activity of any street, with three transfers in the period: 1021 East Rd. (July 29), 670 East Rd. (July 29) and 700 East Rd. (July 24). The remaining seven transfers were spread across separate streets: Forest Avenue, North Street, Coy Hill Road, Brimfield Road, Cronin Road, Burbank Street and the one parcel recorded without a listed street address. No price-tier breakdown is possible, since only one of the 10 transactions disclosed a sale amount.

MARKET NOTES Three of the 10 recorded transfers, at 249 Coy Hill Rd., 308 Brimfield Rd. and 124 Burbank St., list Mortgage Electronic Registration Systems Inc. as grantor alongside a mortgage company as grantee (Freedom Mortgage Corp., Equity Prime Mortgage LLC and RBMG Inc., respectively), a pattern distinct from the direct owner-to-owner transfers elsewhere in the data. Two transfers show a family trust structure: the 183 Forest Ave. deed moves the property from Priscilla J. Rainka/Clowes as an individual to Dennis H. Clowes and Priscilla J. Clowes as trustees, and the 670 East Rd. deed moves the property from the Warren Town Assessors to David W. Shepard and Karen C. Shepard as trustees. Separately, David A. Shepard and David W. Shepard are listed as sellers of 700 East Rd. the same period a Shepard-named trust acquired 670 East Rd., though the deed data does not specify any relationship between these transactions.
