BROOKFIELD -- Brookfield's registry of deeds recorded 10 property transfers between Aug. 28 and Sept. 26, but a sale price had posted for only one of them by press time, a $150,000 transaction on South Maple Street.
MARKET OVERVIEW
Ten property transfers were recorded in Brookfield during the period. Of those, one carried a recorded sale price: $150,000, for the property at 46 South Maple St. Because only one of 10 transfers has a posted price, the $150,000 figure also stands as both the low and high end of the confirmed price range and the median; it does not represent pricing across the full slate of transfers. The remaining nine sales show price not yet available, which is typical for deed data still working through the registry's system rather than a sign that prices were withheld. Based on the raw count alone, 10 recorded transfers over a four-week span is a modest but steady volume for a town Brookfield's size; there is no prior-month data available here for a direct comparison.
TOP SALES
The only transaction with a confirmed price this period was 46 South Maple St., which sold for $150,000 on Sept. 15. The seller of record was Suzanne G. Gendreau, both individually and as trustee, and the buyer was Cornerstone Bank. No bed, bath or square-footage data is available from deed records. The other nine transfers recorded in the period, at 79 Rice Corner Road, an unaddressed Brookfield parcel, 145 Rice Corner Road, 76 Quaboag St., 31 Gay Road, 39 Rice Corner Road, 9 Green St., 34 W. Main St. and 7 Schoolhouse Cross Road, do not yet have posted sale prices and cannot be ranked among the period's highest sales until that data arrives.
NEIGHBORHOOD BREAKDOWN
Rice Corner Road accounted for three of the 10 transfers, at 79, 145 and 39 Rice Corner Road, the most of any single street in the period. Green Street, Gay Road, Quaboag Street, West Main Street and Schoolhouse Cross Road each had one recorded transfer. With only one confirmed price in the dataset, sales cannot be grouped into meaningful price tiers this month.
MARKET NOTES
Several transfers in this period involved banks, mortgage servicers or federal housing entities as sellers of record: Citizens Bank N.A. and Kimberly Eaton at 79 Rice Corner Road; Mortgage Electronic Registration Systems Inc. and Federal Savings Bank at 76 Quaboag St.; North Brookfield Savings Bank and Albert A. Little Jr. at 31 Gay Road; Mortgage Electronic Registration Systems Inc., with Nations Lending Corp. as buyer, at 9 Green St.; and USA Rural Housing Service, with Nicholas J. Clark as buyer, at 34 W. Main St. Deed records do not indicate whether these reflect foreclosure activity, loan payoffs or other lender-involved transactions, and this report does not speculate on the reason.
Several other transfers appear to keep property within the same family. At an unaddressed Brookfield parcel, Jonathan L. Julian and Andrea Julian transferred to Jonathan L. Julian and Andrea Julian as trustees on Sept. 14; the same day, a separate deed at 145 Rice Corner Road listed Jonathan L. Julian, individually and as trustee, as seller. At 39 Rice Corner Road, Jacinta Basden and Trinity Basden, who share a surname, were both listed on the Sept. 8 deed. And at 7 Schoolhouse Cross Road, the Gemme Family Living Trust transferred to Paul R. Gemme as trustee on Sept. 1. Deed records show these as trust or family-connected transfers without indicating the parties' reasons for transferring.
No square-footage, bedroom or bathroom data is available from deed records for any property in this period, so per-square-foot pricing or property-type comparisons cannot be made. Pricing for the nine transfers still listed as price not yet available is expected to post to the registry in the coming days.
