Northbridge's Priciest June Sale Closes At $620,000 Amid Sparse Disclosures

NORTHBRIDGE -- Thirteen property deeds were recorded in Northbridge between June 26 and July 25, but only three disclosed a sale price, limiting a full picture of the month's housing values even as one Heritage Drive sequence pointed to a family trust transfer.

MARKET OVERVIEW Thirteen deeds were recorded in Northbridge during the period. Of those, three disclosed a sale price, ranging from $180,000 to $620,000, with a median of $514,000 among the three. The other 10 records -- about 77% of the total -- did not include a disclosed price, which is common for trust, estate, mortgage and bank-related recordings. Because no prior-month deed count is available for comparison, the raw total of 13 does not by itself indicate whether the period was busier or slower than typical for the town.

TOP SALES Only three deeds in the period carried a disclosed sale price.

A property in Northbridge sold for $620,000 on June 29, the highest disclosed price of the period. Susan R. Hebert was the seller and Unibank for Savings was the buyer; the deed record did not include a street address.

NEIGHBORHOOD BREAKDOWN Heritage Drive had the most recorded activity of any street, with three deeds: a condominium unit at 57 Heritage Drive, Building 4B; a separate deed at 57 Heritage Drive without a unit number; and 156 Heritage Drive. None of the three disclosed a sale price. Crestwood also saw two recordings on June 29 at the same street number under different designations -- 48 Crestwood Circle and a condominium unit at 48 Crestwood Circle, Unit 26 -- neither with a disclosed price. The remaining eight properties were spread across separate streets, each with a single recorded deed: Sandtrap Court, Sheryl Drive, Plummer Park, Center Street and Fir Hill Lane. Among the three sales with disclosed prices, two fell in the $500,000-to-$1 million range (the $620,000 Northbridge sale and 7 Whitin Ave. at $514,000), and one fell under $500,000 (9 Pine St., Unit 9, at $180,000).

MARKET NOTES Four of the 13 recorded deeds involved condominium units, based on unit designations in the records: 9 Pine St. Unit 9, 212 Sandtrap Ct. Unit 74, 48 Crestwood Cir. Unit 26, and 57 Heritage Dr. Unit 57, Building 4B. Bed, bath and square-footage figures were not available in the deed data. Unibank for Savings appeared as a seller in three of the 13 records -- the $620,000 sale, 156 Heritage Drive and 138 Fir Hill Lane -- and Mortgage Electronic Registration Systems Inc. appeared as a buyer or seller in two records, 9 Pine St. Unit 9 and 212 Sandtrap Ct. Unit 74, patterns consistent with mortgage- or bank-related recordings rather than typical owner-to-buyer sales. On Heritage Drive, a unit at 57 Heritage Drive and a separate deed at 57 Heritage Drive without a unit number listed sellers Lois E. Holmes, via the Lois E. Holmes Living Trust, and Katherine E. Holmes, respectively, indicating a within-family or trust-related transfer sequence on that street.
