North Brookfield recorded 10 property deeds between Sept. 4 and Oct. 3, but only two carried a sale price by publication time, with the pair ranging from $90,000 to $120,000 and a median of $105,000. The period's top recorded sale was a $120,000 transfer from Robert Cote to Kathleen Ric…

NORTH BROOKFIELD -- Ten properties changed hands in North Brookfield between Sept. 4 and Oct. 3, according to deeds recorded at the Worcester County Registry of Deeds, but only two of those transactions carry a sale price so far.

MARKET OVERVIEW The registry recorded 10 deeds for the period. Of those, two have a posted sale price, ranging from $90,000 to $120,000, with a median of $105,000. The remaining eight sales show no price yet, which typically appears in registry records within about a week of recording. A count of 10 recorded deeds over a four-week span is a typical volume for the town, though the limited pricing data available so far makes it difficult to characterize price trends for the period.

TOP SALES A property in North Brookfield sold for $120,000 on Sept. 14; the deed lists Robert Cote as seller and Kathleen Ricard as buyer. No street address was specified in the record. 47 Gilbert St. sold for $90,000 on Sept. 14. Christopher T. Lee was the seller; Webster First Federal Credit Union was the buyer. The remaining eight recorded sales, at 130 Summer St., 45 Grove St., 15 Mount Guyot St., 156 Oakham Rd., 40 Ashley Rd., 147 Oakham Rd., 31 Town Farm Rd. and 63 King Rd., do not yet have a price on file.

NEIGHBORHOOD BREAKDOWN Oakham Road saw two sales this period, at 156 Oakham Rd. (recorded Sept. 10) and 147 Oakham Rd. (recorded Sept. 9); neither has a posted price yet. The remaining eight sales were spread across eight different streets, with no other street recording more than one transaction. Because only two of the 10 sales have a posted price, a price-tier breakdown is not meaningful for this period.

MARKET NOTES Financial institutions appear as sellers or buyers in several of this period's deeds: North Brookfield Savings Bank was listed as a seller on both the 156 Oakham Rd. and 40 Ashley Rd. transfers; Lakeview Loan Servicing LLC and ServiceMac LLC were sellers on the 45 Grove St. transfer; Mortgage Electronic Registration Systems Inc. and Texana Bank NA were sellers on the 31 Town Farm Rd. transfer; and Webster First Federal Credit Union was the buyer on the 47 Gilbert St. sale. The 147 Oakham Rd. deed transferred the property from Paul F. Burns, as trustee, to Paul F. Burns individually. Bedroom, bathroom and square-footage data were not available from the deed records reviewed for this period.
