North Brookfield August Deeds Show $20,373 To $328,000 Price Spread

North Brookfield recorded 10 property deeds between July 24 and Aug. 22, but only two disclosed a sale price: $20,373 and $328,000, yielding a median of $174,186 from that limited sample. The month's top recorded sale, at $328,000, closed Aug. 3 with New American Funding LLC and Mortgag…

NORTH BROOKFIELD -- Ten properties changed hands in North Brookfield between July 24 and Aug. 22, according to deeds recorded at the Worcester County Registry of Deeds. Sale prices were disclosed in only two of the ten transactions, limiting how much the recorded data reveals about the month's overall price trends.

MARKET OVERVIEW

The registry recorded 10 property transfers in North Brookfield during the period. Of those, two deeds listed a consideration amount: $20,373 and $328,000, giving a disclosed price range of $20,373 to $328,000 and a median of $174,186 based on those two figures. The remaining eight deeds listed no sale price, which is common for certain deed types such as trust transfers, foreclosure-related conveyances, or family transfers. Because 80 percent of the recorded deeds carried no price, the two disclosed figures should not be read as representative of the broader market. On raw count alone, 10 recorded deeds is the total observable transaction activity in town for the four-week period; no comparative figures from prior periods were provided to judge whether that represents a change in pace.

TOP SALES

The highest-priced recorded transaction was a $328,000 sale that closed Aug. 3. The deed does not specify a street address, listing only North Brookfield, MA. The sellers were Nilo DaSilva and Richard Lanord; the buyers were New American Funding LLC and Mortgage Electronic Registration Systems Inc.

The second sale, at 98 Walnut St., closed Aug. 3 for $20,373. The sellers were Natalie Hernandez and Juan Hernandez Perez; the buyer was the Massachusetts Housing Partnership Fund Board.

No other transactions in the dataset had a disclosed sale price, so a third-, fourth- or fifth-highest sale cannot be reported.

NEIGHBORHOOD BREAKDOWN

Mill Road accounted for three of the 10 recorded deeds: 10 Mill Rd. (Aug. 3), and 48 Mill Rd. and 34 Mill Rd., both recorded July 31. The 48 and 34 Mill Rd. deeds share the same sellers, Roland W. Morin and Judith A. Morin, and were recorded on the same date. None of the three Mill Road deeds disclosed a sale price.

The remaining seven transactions were spread across individual streets: East Brookfield Road, Old East Brookfield Road, Summer Street, Walnut Street, Bradshaw Street, Brookfield Road, and one deed without a listed street address. No other street had more than one recorded transfer during the period.

Because only two of the 10 sales disclosed a price, a breakdown by price tier is not meaningful for this dataset.

MARKET NOTES

Bedroom, bathroom and square-footage figures are not available from deed records and are omitted here. No property-type classifications (single-family, condominium, multi-family) were included in the data, so no mix can be reported.

Two deeds involved Mortgage Electronic Registration Systems Inc., a party that typically appears in mortgage assignments or lender-related transfers rather than conventional owner-to-buyer sales: once as a buyer alongside New American Funding LLC on the $328,000 transaction, and once as a seller on the Aug. 3 transfer at 87 East Brookfield Rd., alongside All One Credit Union. One deed, at 32 Summer St., listed Jesse T. Morrison and Morrison Properties LLC as sellers together, pairing an individual with a business entity. Beyond the Mill Road pattern noted above, no other deed in the set involved matching seller names on different properties.

Overall, the scarcity of disclosed prices, eight of the 10 deeds, is the most significant limitation on what this month's data can show about North Brookfield's housing market.
