New Sherborn Road Home Sells for $485,000, Far Above Athol's $72,000 Median

ATHOL -- Fourteen property transfers were recorded in Athol between June 26 and July 25, led by a $485,000 sale on New Sherborn Road, though more than half the recorded deeds carried no disclosed sale price.

MARKET OVERVIEW The Worcester County Registry of Deeds recorded 14 property transfers in Athol during the period, ranging from $993 to $485,000 among the seven transactions with disclosed prices. The median sale price among those seven was $72,000. With half of all recorded deeds lacking a disclosed price, the overall transaction count of 14 does not, on its own, indicate whether the period was active or quiet for typical home sales.

TOP SALES The month's highest-priced transaction was 276 New Sherborn Rd, which sold for $485,000 on June 29. Sellers Matielle L. Oliveira and Matielle Oliveira transferred the property to buyers David P. Seikel and Christa Dembitzky.

At 435 Pleasant St, Derek J. Peirce and Ashley Peirce sold the property to Workers Federal Credit Union for $100,000 on June 29.

67 Fern St sold for $82,500 on June 29, with Merrimack Institute LLC transferring the property to Riverside Auto LLC.

458 Chestnut Hill Ave sold for $72,000 on June 26. Sellers Scott Raymond and Rachael Raymond transferred the property to Mortgage Electronic Registration Systems Inc and New American Funding LLC.

A property listed only as Athol, MA, without a street address in the deed data, sold for $34,400 on June 29. Sellers Alexander L. Dixon and Flavia Dixon transferred the property to Cornerstone Bank.

NEIGHBORHOOD BREAKDOWN Pleasant Street had two recorded transfers during the period: 435 Pleasant St, which sold for $100,000, and 648 Pleasant St, for which no price was disclosed. No other street had more than one recorded transfer.

By price tier, six of the seven disclosed sales fell under $100,000: 435 Pleasant St ($100,000), 67 Fern St ($82,500), 458 Chestnut Hill Ave ($72,000), the unaddressed Athol property ($34,400), 390 King Rd ($994) and 1024 Templeton Rd ($993). Only one disclosed sale, 276 New Sherborn Rd at $485,000, exceeded $100,000. No disclosed sales fell between $100,000 and $485,000.

MARKET NOTES Two transfers -- 390 King Rd and 1024 Templeton Rd -- carried nominal considerations of $994 and $993, respectively, with both properties transferred from individual sellers to LVNV Funding LLC, a debt-purchasing firm. Those figures are far below typical residential sale prices and reflect the nominal consideration used in this type of transfer rather than market value.

Financial institutions appear as parties in several other transactions. Cornerstone Bank was the buyer in the $34,400 transfer of the unaddressed Athol property and the seller in two transactions with no disclosed price: 28 Horrigan Ave and 633 Sanders St. Workers Federal Credit Union, Mortgage Electronic Registration Systems Inc, New American Funding LLC and Jeanne Darc Credit Union also appear as parties to recorded transfers. Deed data does not indicate the nature of these transactions beyond the recorded grantor and grantee.
