Millbury sale prices span from $41,000 to $483,000 in late summer deeds

Millbury recorded 12 property transfers between Aug. 28 and Sept. 26, but only two carried a sale price by the registry's latest data: $41,088 for 351 Greenwood St. and $483,312 for an unaddressed Millbury property, yielding a two-sale median of $262,200. Price data for the other 10 tra…

MILLBURY -- The Worcester County Registry of Deeds recorded 12 property transfers in Millbury between Aug. 28 and Sept. 26, but only two of those filings show a sale price so far, leaving most of the period's market activity still to be quantified.

MARKET OVERVIEW

Twelve deeds were recorded during the four-week period. Of those, two carry a recorded sale price: $41,088 and $483,312, producing a two-sale median of $262,200. The remaining 10 transfers have not yet posted a price, which is normal for deed data and typically reflects a lag of about a week before pricing appears in the registry's records, not a withheld figure. Because 10 of 12 sales are still missing price data, the $262,200 figure reflects only the two priced transactions, not the full set of sales. The dataset does not include prior-month totals for comparison, so the raw count of 12 transfers cannot be characterized as active or quiet relative to typical volume.

TOP SALES

The highest-priced transaction recorded was a property in Millbury (street address not specified in the deed record) that sold Aug. 28 for $483,312. The seller was listed as Amber Theresa Dossantos and Joanne Mary Lofting; the buyer was listed as Prestige Home Mortgage LLC and Mortgage Electronic Registration Systems Inc.

The second-priced sale was 351 Greenwood St., which sold Aug. 28 for $41,088. The seller was listed as Yancy I. Gonzalez and Yancy J. Gonzalez; the buyer was listed as Urban Development.

Price is not yet available for the other 10 recorded transfers this period, so a fuller ranking of top sales cannot be produced until additional pricing data is recorded.

NEIGHBORHOOD BREAKDOWN

Two deeds were recorded for 17 Captain Peter Simpson Road (rendered as "Capt" in one filing and "Captain" in the other), both dated Aug. 28: one listing sellers Michael F. Mann and Maxine J. Mann, the other listing seller Kyle A. Niemiec. No buyer was listed on either filing. This was the only address with more than one recorded transaction during the period.

The remaining 10 transfers were spread across individual streets with no other repeats: Main Street, Martin Street, Greenwood Street, Wheelock Avenue, Logans Run, Carousel Drive, Dewey Avenue, Beach Street and Southwest Cutoff, plus the unaddressed Millbury property listed above.

MARKET NOTES

Several transfers this period listed banks or mortgage-servicing entities as either seller or buyer: Millbury National Bank sold the 56 Main St. property to N Main Street LLC; Mortgage Electronic Registration Systems Inc. and Prestige Home Mortgage LLC were listed as buyer on the period's highest-priced sale; Climate First Bank was listed as buyer for 221 Wheelock Ave.; Mortgage Electronic Registration Systems Inc. and Amerisave Mortgage Corp. were listed as sellers of 6 Dewey Ave., with JPMorgan Chase Bank NA as buyer; and Citizens Bank NA was listed as a seller of 61 Beach St. alongside David H. Smith. That is five of 12 recorded deeds involving a bank or mortgage-servicing entity as a named party.

One recorded property, 12 Logans Run Unit 80, was a condominium unit, the only unit-numbered property among the period's transfers; the rest of the addresses in the dataset do not indicate property type.

The two sales with recorded prices differ in character rather than forming a clear trend: the $483,312 transaction listed a mortgage company and Mortgage Electronic Registration Systems Inc. as buyer, while the $41,088 transaction listed a buyer identified only as Urban Development. The dataset does not provide enough information to characterize either as a typical arm's-length home sale, and no speculation is offered here about the nature of either transfer.
