Mendon Sale Prices Split Above And Below $500,000 In Limited August Data

MENDON -- Nine property deeds were recorded in Mendon between Aug. 21 and Sept. 19, but sale prices had posted for only two of them by the time this report was compiled, limiting what can be said about the month's values.

MARKET OVERVIEW Nine sales were recorded at the Worcester County Registry of Deeds during the period. Prices had posted for two of the nine as of this report; the remaining seven typically appear in registry records within about a week of recording. Among the two priced sales, prices ranged from $400,000 to $625,500, with a median of $512,750. Because that figure is based on just two of nine transactions, it does not necessarily reflect where the broader month's values landed. Based on the raw count alone, nine transactions in a four-week span reflects a steady level of deed activity for the town.

TOP SALES The highest-priced transaction with a recorded sale price was a Mendon property that sold for $625,500 on Aug. 24. Walter Dos Santos Loxe and Mariana Loxe were the sellers; United Wholesale Mortgage LLC and Mortgage Electronic Registration Systems Inc. were listed as buyers. The same sellers, recorded as Walter J. Dossantos Loxe and Mariana Cardosa Loxe, also appear on a deed for 68 Hartford Ave East recorded the same day, though no price or buyer was listed for that transaction.

The second sale with a recorded price was 1 Millbrook Drive, which sold for $400,000 on Aug. 26. Dennis F. Laughlin and Melanie S. Laughlin were the sellers; Dean Cooperative Bank was the buyer.

No other sales in the period had a recorded price as of this report. Bed, bath and square footage figures were not available for any of the nine properties.

NEIGHBORHOOD BREAKDOWN Two deeds involved similarly named but distinct roads: 106 Millville St. transferred from Bluemax LLC to Hazel Street LLC on Aug. 21, while a separate 106 Millville Road parcel transferred from Navigant Credit Union to Joao Neto the same day. A third property on that corridor, 53 Millville Road, transferred from John F. Ristaino and Rosa A. Ristaino to themselves as trustees on Aug. 25.

By price tier, the two properties with recorded prices split above and below $500,000: 1 Millbrook Drive at $400,000 and the Loxe-linked Mendon property at $625,500. The remaining seven sales have no price tier to report yet.

MARKET NOTES Several of the nine transactions listed a lender or credit union as seller or buyer rather than a conventional owner-to-buyer sale: Dean Cooperative Bank, JPMorgan Chase Bank NA, Digital Federal Credit Union, Navigant Credit Union and South Shore Funding LLC each appear as a grantor or grantee in the dataset. One transfer, 53 Millville Road, moved from John F. and Rosa A. Ristaino to themselves as trustees, a pattern consistent with a within-family or estate-planning transfer rather than a sale to a new owner. Joao Neto is listed as the buyer in two separate transactions, at 9 Main St. and 106 Millville Road, both recorded Aug. 21. No square-footage data was available to calculate price-per-square-foot figures, and property type (single-family, condominium or multi-family) was not specified in the deed data.
