MENDON -- Ten properties changed hands in Mendon between Sept. 4 and Oct. 3, according to deeds recorded at the Worcester County Registry of Deeds, but sale prices have posted for only two of those transfers so far, leaving most of the month's market activity undefined for now.

MARKET OVERVIEW Of the 10 deeds recorded during the period, only two list a sale price: $103,000 and $650,000. Based on those two figures, the recorded price range runs from $103,000 to $650,000, with a median of $376,500. Price data for the other eight transfers had not yet posted to the registry as of this report; that is typical, since sale prices generally appear in the registry within about a week of recording, and it does not indicate the parties withheld the figures. With pricing available for just two of 10 transfers, the dataset is too thin to call September active or quiet based on price alone. The raw count of 10 recorded deeds is a moderate volume of activity for Mendon in a single month.

NEIGHBORHOOD BREAKDOWN Forest Park saw two separate recorded transfers during the period: 19 Forest Park on Sept. 11 and 19 Forest Park Dr. on Sept. 4, both with price not yet available. No other street had more than one recorded transfer. By price tier, the two available figures split across a wide range: one transfer under $500,000 (10 Gaskill St. at $103,000) and one above $500,000 (the $650,000 transfer recorded Sept. 11).
