Lone Priced Sale Clears $329,670 as Most September Deeds Await Figures

OAKHAM -- Oakham recorded 10 property transfers in September, but only one listed a sale price with the Worcester County Registry of Deeds as of this writing, leaving most of the month's housing activity still pending financial figures.

MARKET OVERVIEW The town recorded 10 deed transfers between Sept. 4 and Oct. 3. Only one of those 10, the sale of 582 Adams Rd., listed a consideration amount: $329,670. That single data point stands as both the low and high end of the recorded price range, and the median, for the period. Because registry price data typically posts within about a week of recording, the nine other transfers are likely to show sale prices in the coming days. Based on the 10-sale count alone, the period appears active for a small town like Oakham, though the near-total absence of price data makes it impossible to characterize the month's price trends.

TOP SALES The only transaction with a recorded price was 582 Adams Rd., which sold Sept. 18 for $329,670. The deed lists Andrew W. Harrington as seller and EMM Loans LLC and Mortgage Electronic Registration Systems Inc. as buyer. Bed, bath and square footage figures were not available in the deed record. The remaining nine sales recorded in September, spanning 157 Robinson Rd. on Sept. 4 to 357 Barre Rd. on Sept. 21, have price not yet available.

NEIGHBORHOOD BREAKDOWN Two streets each saw two transfers this month. Farm Pond Road recorded sales at 171 Farm Pond Rd. (Sept. 10) and 203 Farm Pond Rd. (Sept. 8). Stone Road also recorded two transfers, at 0 Stone Rd. (Sept. 11) and 300 Stone Rd. (Sept. 10). The remaining six transfers, on Adams, Barre, Crawford and N. Brookfield roads, on Robinson Road, and one listing with no street address given, were each the only recorded sale on their street this period. Price is not yet available for the Farm Pond and Stone road transfers.

MARKET NOTES Several September deeds involved lenders or mortgage-related entities rather than conventional buyer-seller pairs: Mortgage Electronic Registration Systems Inc. and Rocket Mortgage LLC appear on the 1825 N. Brookfield Rd. deed, North Brookfield Savings Bank appears on the 171 Farm Pond Rd. deed, and Provident Funding Associates LP appears on the 157 Robinson Rd. deed. A handful of transfers also appear to be within the same family or trust: the Dunbar and Pereira names each appear on both sides of their respective deeds, the Blancato deed lists two trustees sharing a surname, and the Hughes Family Trust transferred 0 Stone Rd. to a named trustee. With only one sale price on record this month, no price-per-square-foot or property-type comparisons are possible.
