Leicester Deed Sales Show Narrow Price Range This Summer, Most Prices Undisclosed

LEICESTER -- Eleven property deeds were recorded in Leicester between July 17 and Aug. 15, but only two listed a sale price, leaving most of the month's transaction values unknown to the public record.

MARKET OVERVIEW Worcester County Registry of Deeds records show 11 property transfers in Leicester during the period. Of those, only two disclosed a sale price: $60,570 and $70,000, producing a median of $65,285 for the disclosed subset. The other nine records carried no consideration amount, which is common for certain deed types such as trustee transfers, foreclosure-related conveyances and family transactions. At 11 recorded transfers, deed activity for the period looks moderate by count alone, but the near-total absence of disclosed pricing limits how much can be read into the market's direction this month.

Seller Luz E. Rodriguez transferred the property to Urban Development [laredo]. No other transactions in this period disclosed a sale price, so no additional sales can be ranked by value. The remaining nine deeds, covering addresses including 90 Woodland Rd., 8 North Ct., 8 Conway Dr., 550 Pine St., 102 River St., 14 Deer Pond Dr., 144 Paxton St., 324 Pleasant St. and 416 South Barre Rd., were all recorded without a stated price.

NEIGHBORHOOD BREAKDOWN Pleasant Street had two transfers in the period, at 270 Pleasant St. ($70,000, disclosed) and 324 Pleasant St. (price not disclosed), the only street to record more than one sale. The remaining nine sales were spread across nine separate streets, with no other geographic clustering evident in the data. By price tier, the two disclosed sales both fell under $100,000; the price tier of the other nine transfers cannot be determined from the available records.
