Leicester deed prices split sharply between $70,000 and $357,502 sales

LEICESTER -- Thirteen deeds were recorded in Leicester between Aug. 21 and Sept. 19, but sale prices have posted for only two of those transactions so far, leaving most of the period's activity without a confirmed dollar figure.

MARKET OVERVIEW

The Worcester County Registry of Deeds recorded 13 transfers involving Leicester properties during the period. Of those, two carry a recorded consideration amount so far: $70,000 and $357,502, a range that produces a median of $213,751 across the two. The remaining 11 sales show no price yet, which is typical for recently filed deeds; consideration amounts generally post to the registry within about a week of recording, so figures for sales near the end of the window are likely still pending. Based on raw count alone, 13 recorded transfers in a four-week span represents a normal, ongoing level of turnover for the town. With only two of 13 sales priced, it is too early to draw conclusions about where values are trending this period.

The highest-priced recorded sale was a $357,502 transaction that closed Aug. 25, with Brandon and Hayley McAlary as sellers and Rocket Mortgage LLC and Mortgage Electronic Registration Systems Inc. listed as buyers; the deed record does not specify a street address beyond Leicester. The only other sale with a recorded price was 1 Reservoir St., which sold for $70,000 on Aug. 25, with Esmeralda Aquino Hernandez as seller and Operative Bank as buyer. The remaining 11 recorded transfers, spanning addresses on Hyland Avenue, Marshall Street, Chris Circle, Towtaid Street, Woodland Road, Conway Drive, Pleasant Street, Pine Street, Paxton Street and Winslow Avenue, do not yet have prices available.

NEIGHBORHOOD BREAKDOWN

Hyland Avenue saw two recorded transfers in the period, at 25 Hyland Ave. and 30 Hyland Ave., both on Aug. 25 and both without a price on file yet. No other street had more than one recorded sale. By price tier, the only two figures available fall on opposite ends of the spectrum: 1 Reservoir St. at $70,000 sits well under $100,000, while the Leicester sale involving the McAlarys at $357,502 falls in the $300,000-$400,000 range. The remaining nine addressed properties, on Marshall Street, Chris Circle, Towtaid Street, Woodland Road, Conway Drive, Pleasant Street, Pine Street, Paxton Street and Winslow Avenue, cannot yet be sorted by price tier.
