Lancaster Sale Prices Range Widely as Few Deeds Disclose Values

LANCASTER -- Twelve properties changed hands in Lancaster over the past month, but sale prices were disclosed in just three of those transactions, ranging from $75,000 to $424,000.

MARKET OVERVIEW Twelve deeds were recorded in Lancaster between June 26 and July 25. Sale prices were disclosed for three of the 12 transactions, ranging from $75,000 to $424,000, with a median of $90,000 among the disclosed prices. The raw count of 12 recorded deeds suggests a period of routine activity, though the low rate of price disclosure -- nine of 12 transactions did not include a sale price -- limits how much can be concluded about pricing trends this month.

TOP SALES Among the three transactions with disclosed prices:

29 Bennett Ln sold for $424,000 on July 1. The sellers were Patrick Liam Horgan and Patrick Horgan; the buyers were Leader Bank NA and Mortgage Electronic Registration Systems Inc.

136 High St Ext Unit 300 sold for $90,000 on July 3. The seller was Wicked Smart Properties LLC.

A Lancaster property, with no specific street address listed in the deed record, sold for $75,000 on July 2. The sellers were Steven G. Quinn and Johnna Quinn; the buyers were Mortgage Electronic Registration Systems Inc and Rocket Mortgage LLC.

No other transactions recorded this period included a disclosed sale price.

NEIGHBORHOOD BREAKDOWN Two of the 12 recorded transfers were on Fire Rd 12 -- at 94 Fire Rd 12 and 140 Fire Rd 12 -- recorded June 29 and June 26, respectively. No other street had more than one recorded transfer this period. Among the three transactions with disclosed prices, all fell under $500,000; no sales above that threshold were disclosed in this data set.

MARKET NOTES Several of this period's transfers involved trusts. The seller at 65 Narrow Ln, Guilherme Monteiro as trustee, transferred the property to the Narrow Lane Irrevocable Trust. The seller at 176 Mary Catherine Dr, Lois F. Macek as trustee, transferred the property to the Lois F. Macek Revocable Trust. The property at 2031 North Main St passed from Dennis P. Ciccone and Kimberly M. Oliviera to Kimberly M. Oliviera as trustee of the North Main Street Realty Trust. And 94 Fire Rd 12 transferred from Charlotte D. Damon to Charlotte D. Damon and Traci Weaver jointly. These patterns are consistent with estate planning or family ownership changes; the data does not indicate the reason for any individual transfer.

Several other recorded deeds involved parties such as Mortgage Electronic Registration Systems Inc, Rocket Mortgage LLC, LoanCare LLC, CMG Mortgage Inc and Patriot Community Bank -- entities commonly associated with mortgage servicing and lending rather than conventional buyer-seller sales. This may help explain why most of this period's recorded transfers did not carry a disclosed sale price. At least two properties in the data set -- 136 High St Ext Unit 300 and 651 Red Tail Way Unit 32 -- are condominium units, based on their unit-numbered addresses. Bedroom, bathroom and square-footage figures were not available in the deed records reviewed for this report.
