Lancaster's Three Priced Sales Span $63,269 To $376,628 This Period

LANCASTER -- Worcester County Registry of Deeds recorded 14 property transfers in Lancaster between Sept. 4 and Oct. 3, but only three carried a sale price by the data's cutoff, leaving most of the period's market activity price-blind for now.

MARKET OVERVIEW

Fourteen deeds were recorded in Lancaster during the period, but just three, about one in five, show a recorded sale price so far; the rest show price not yet available, consistent with the usual lag before the registry's price data catches up. Among the three priced sales, prices ranged from $63,269 to $376,628, with a median of $250,000. The raw count of 14 recorded transfers suggests a measure of activity in town this period, though with price data on only three sales, the overall pace and direction of local prices cannot yet be assessed.

TOP SALES

132 Kilbourn Road sold for $376,628 on Sept. 11, the period's highest recorded price. Wood Trust Investment LLC was the seller; Optimus Capital Inc. was the buyer. Bed, bath and square-footage data were not available.

65 Kilbourn Road sold for $250,000 on Sept. 14. Kay Lee Bloom and Kay D. Bloom sold the property to Thomas Dale Bloom and Rondi Erin Bloom.

284 Mill Street sold for $63,269 on Sept. 11. Alexander Paul Cayer and Alexander Cayer sold the property to Dart Collateral Manager LLC and Lakeview Loan Servicing LLC.

The remaining 11 recorded transfers from the period do not yet show a sale price.

NEIGHBORHOOD BREAKDOWN

Kilbourn Road accounted for two of the three priced sales, at 65 and 132 Kilbourn Road, the only street with more than one transfer among the priced sales. The Mill Street corridor saw three recorded transfers overall, at 284 Mill Street, 168 Mill Street Ext. and 13 Mill Street, though only the 284 Mill Street sale carries a recorded price. The remaining nine recorded transfers were spread across nine different streets: Parker Road, Cole Farm Road, Seven Bridge Road, Devonshire Way, Sterling Street, Ponakin Road, Old Union Turnpike, Main Street and one transfer with no street address on file. Among the three priced sales, one fell under $100,000 (284 Mill Street) and two fell between $100,000 and $500,000 (65 and 132 Kilbourn Road); no priced sale in the period exceeded $500,000.

Nine of the 14 recorded transfers list a bank, credit union, loan servicer or mortgage-registration entity as grantor or grantee, including Dart Collateral Manager LLC, Figure Lending LLC, Brightbridge Credit Union, Clinton Savings Bank, Operative Bank, Metro City Bank, Citizens Bank NA, Mortgage Electronic Registration Systems Inc., Mr. Cooper, Lakeview Loan Servicing LLC and Wells Fargo Bank NA. One recorded transfer, with no street address on file, moved ownership of a property from Brien M. Devaney and Nancy L. Devaney to Brien M. Devaney and Nancy L. Devaney as trustees, a within-family trust transfer. Bed, bath and square-footage figures were not available for any of the 14 transfers, so no price-per-square-foot comparisons can be made this period.
