LANCASTER -- Twelve property transfers were recorded in Lancaster between July 24 and Aug. 22, but only two of them disclosed a sale price, ranging from $34,335 to $581,250. The limited price data leaves most of the month's activity, including the type and value of eight residential properties, transfers within the same street and family, unquantified in public deed records.

The remaining 10 transfers recorded in the period, covering addresses on Hill Top Road, South Meadow Road, Shirley Road, Lunenburg Road, Chace Hill Road, Main Street, Parker Road, North Main Street and High Street Extension, did not disclose a sale price and cannot be ranked among the month's top sales.

NEIGHBORHOOD BREAKDOWN

Two streets had more than one recorded transfer in the period. High Street Extension had two: 251 High St. Ext., transferred from Adam Aubuchon to Corinne Scanlon on July 24 with no price disclosed, and 305 High St. Ext., transferred from Craig Naughton to Stephanie Naughton, also on July 24, with no price disclosed. The remaining eight transfers were spread across seven other streets, plus the one transaction listed without a street address: 0 Hill Top Rd., 207 South Meadow Rd., 1997 Shirley Rd., 1497 Lunenburg Rd., 37 Chace Hill Rd., 226 Main St. Unit 1, and 181 Parker Rd. None of those streets had a second recorded transfer in the period.

MARKET NOTES

The 12 transfers included at least one condominium unit, 226 Main St. Unit 1, alongside properties listed by street address without a unit designation. One buyer, Sysco Boston LLC, is a corporate entity rather than an individual, in the 2832 North Main St. transfer.

Several transfers involved banks or lenders as grantor or grantee: Clinton Savings Bank at 207 South Meadow Rd., RF Mortgage Services Corp. at 1997 Shirley Rd., Digital Federal Credit Union at 37 Chace Hill Rd., and CMG Mortgage Inc. and CMG Home Loans in the $581,250 transaction. None of these transfers disclosed a price except the CMG transaction.

Three transfers appear to be between parties with the same last name: 226 Main St. Unit 1 (Correa Alexander Morillo to Morillo Alexander), 181 Parker Rd. (Leonardo Q. Desouza and Mary Cecilia Desouza to the same two grantees), and 305 High St. Ext. (Craig Naughton to Stephanie Naughton). These may reflect family, trust or estate transfers; the deed data does not specify a reason, and none is speculated here.
