Known Princeton sale prices this month span $120,000 to $300,000

PRINCETON -- Ten property deeds were recorded in Princeton between Aug. 21 and Sept. 19, according to the Worcester County Registry of Deeds, but sale prices have posted for just two of those transactions so far. The two recorded prices ranged from $120,000 to $300,000.

MARKET OVERVIEW The registry recorded 10 property transfers in Princeton during the period. Of those, two carried a recorded sale price, ranging from $120,000 to $300,000, with a median of $210,000 based on those two figures. Price data for the remaining eight transfers has not yet reached the registry; sale prices for deeds recorded in this window typically appear within about a week, so most of this month's pricing detail should surface soon. Ten recorded deeds in a five-week span is a notable volume for Princeton, though with price information missing for 80 percent of transactions, the raw count is a firmer read on activity this month than the price figures.

TOP SALES 147 Worcester Rd. sold for $300,000 on Aug. 25. The sellers were David S. Manchester and Cynthia M. O'Brien; the buyer was Greylock Federal Credit Union.

27 Redwood Dr. sold for $120,000 on Aug. 26. The sellers were Diane M. Falco and Lisa Foreman, both listed as trustees; the buyer was Operative Bank.

No other transfers recorded during the period have a sale price on file yet. Eight additional deeds were recorded from Aug. 21 through Aug. 31 involving properties on Ralph Road, Main Street, Allen Hill Road, Worcester Road, Mirick Road, Boylston Avenue, Ball Hill Road and one Princeton property without a listed street address; prices for those transfers were not yet available as of this report.

NEIGHBORHOOD BREAKDOWN Worcester Road saw two transfers within a day of each other: 147 Worcester Rd. ($300,000) on Aug. 25 and 261 Worcester Rd. (price not yet available) on Aug. 24. No other street had more than one recorded transfer during the period. By price tier, both of the deeds with confirmed sale prices fell under $500,000; pricing for the remaining eight transfers, which could fall in any tier, is not yet available.

MARKET NOTES Property type (single-family, condominium or multi-family) is not identified in the deed data, so no mix pattern can be reported. Two of the 10 transfers, at 27 Redwood Dr. and 104 Mirick Rd., listed sellers identified as trustees, consistent with trust-related transfers; the deed data does not indicate why those transfers occurred. Five of the 10 recorded deeds also list a bank or credit union as a party, either as seller or buyer: Citizens Bank NA, Prosperity Home Mortgage LLC (with Mortgage Electronic Registration Systems Inc.), Workers Credit Union, Wells Fargo USA Holdings LLC, and Greylock Federal Credit Union. The deed data alone does not specify the nature of those transfers. Square footage was not available for any recorded sale, so no price-per-square-foot comparison can be made.
