Just One of 13 Royalston Property Sales Shows a Recorded Price

Worcester County Registry of Deeds recorded 13 Royalston property transfers between Aug. 28 and Sept. 26, but only one has posted a sale price so far: $200,000 for 21 South Royalston Road, sold to Louis J. Bacci III and Paige A. Bacci. With just one price on record, the range and median…

ROYALSTON -- Worcester County Registry of Deeds records show 13 property transfers in Royalston between Aug. 28 and Sept. 26, but sale price data has posted for only one of them so far, a pattern consistent with the registry's typical lag in updating consideration amounts rather than any withholding by buyers or sellers.

MARKET OVERVIEW

Thirteen deeds were recorded in Royalston over the four-week period. Of those, one carries a sale price on record: $200,000 for the property at 21 South Royalston Road. Because that is the only price available, the price range and median both stand at $200,000, a figure that reflects a single transaction rather than the broader market. The remaining 12 sales are listed as price not yet available, meaning consideration amounts had not been entered into registry data as of this reporting. Thirteen recorded transfers in four weeks is a notable amount of deed activity for a small town, though without comparable prior-month or prior-year figures, it is not possible to say whether that volume is higher, lower, or typical.

TOP SALES

21 South Royalston Road sold Sept. 4 for $200,000. The seller was listed as Frank Hugh Byers; the buyers were Louis J. Bacci III and Paige A. Bacci. Bed, bath and square footage figures are not available from deed records. No other sale in this period has a recorded price, so no further ranking by price is possible at this time. Once additional consideration amounts post to the registry, typically within about a week of recording, a fuller price ranking should become available.

NEIGHBORHOOD BREAKDOWN

South Royalston Road: Three deeds recorded the same day, Sept. 4, name Frank Hugh Byers as seller: 21 South Royalston Road ($200,000, to the Baccis), 0 So Royalston Road, and 21 So Royalston Road. The latter two have no price on record and no buyer listed in the data provided.

North Fitzwilliam Road: Two deeds recorded Aug. 28 involve properties listed as 29 No Fitzwilliam Road and 29 North Fitzwilliam Road, an address that appears to refer to the same street under different abbreviations. The sellers were listed separately as Gordon J. Morrison and Brendan Sandefur. Neither deed carries a price yet.

Municipal and institutional parties: Royalston Town or its Board of Health appear as a party on three deeds: 79 Athol Road (seller listed as Royalston Town and Royalston Town Health), an address listed only as Royalston, MA (seller Lonny Serres, buyer Royalston Town and Board of Health), and 167 Warwick Road (seller listed as Royalston Town and Crystal M. Butterworth). Two credit unions also appear as parties: GFA Federal Credit Union on the 7 New Boston Road deed and Workers Federal Credit Union on the 23 The Common deed, each alongside an individual name in the seller field.

Remaining sales: 180 Royalston Road (seller Shirley I. Anderson, buyer Richard Romanson), 85 Bliss Hill Road (sellers listed as Kristiaan Krause and Alysia G. Bezio Pfeifle), and 9 King Street (seller Nathaniel B. Harding) each recorded once during the period with no apparent grouping pattern to other sales.

MARKET NOTES

The registry data for this period is dominated by missing price information: 12 of 13 recorded transfers, or roughly 92%, have no consideration amount posted yet. That is consistent with a normal reporting lag rather than a market-wide trend. Property type, and bed, bath and square footage figures, are not available from deed records for any of the 13 transactions, so no comparisons on those measures can be made this period. The recurrence of Royalston Town and Board of Health entries across three deeds, and of Frank Hugh Byers as seller on three South Royalston Road deeds recorded the same day, are patterns visible in the data; the reasons behind them are not addressed in the records provided.
