Hopedale's September Deeds Show Wide Price Gap Between Three Recorded Sales

HOPEDALE -- Hopedale's registry of deeds recorded 11 property transfers between Sept. 4 and Oct. 3, but sale prices were available for only three of them as of this report, with most consideration amounts expected to post to the registry within the coming days.

MARKET OVERVIEW Of the 11 recorded transactions, three carried a reported consideration amount: $450,752, $376,000 and $44,994, a range of $405,758. The median among those three priced transactions is $376,000. The remaining eight transfers, nearly three-quarters of the period's total, show no price yet, consistent with the registry's typical data lag rather than any withholding by the parties involved. With only three of 11 transactions priced, the raw count of 11 recorded deeds does not by itself support characterizing the period as active or quiet; a historical baseline for Hopedale would be needed to make that comparison. Notably, all three transactions with a recorded price listed a mortgage lender rather than an individual as the buyer, so the $376,000 median may reflect mortgage or refinance filings rather than typical arm's-length home purchase prices.

The second-highest, $376,000, was recorded Sept. 11 for 387 S. Main St., listing Wanderley Desouza Lopes as grantor and United Wholesale Mortgage LLC and Mortgage Electronic Registration Systems Inc. as grantees.

The third, $44,994, was recorded Sept. 8 for 102 Greene St., listing Robert A. Gosselin and Robert Gosselin as grantors and Figure Lending LLC and Figure as grantees.

The other eight transactions recorded this period, at 41 Laurelwood Dr., 2 Tammie Rd., 5 Mill St., 53 Hill St., 198 Dutcher St., 387 South Main St., 20 Mellen St. and 71 Laurelwood Dr., have no price on record yet.

NEIGHBORHOOD BREAKDOWN Laurelwood Drive accounted for two transfers in the period, at 41 and 71 Laurelwood Dr., neither with a recorded price yet. South Main Street also saw two deed entries for the same address, 387 S. Main St. and 387 South Main St., both listing Wanderley Desouza Lopes as grantor; one of the two carries the period's $376,000 recorded consideration. The remaining seven addresses, 2 Tammie Rd., 5 Mill St., 53 Hill St., 198 Dutcher St., 20 Mellen St., and 102 Greene St., are spread across town without further street-level clustering.
