Home Prices Range From $30,000 To $195,000 As Most Deeds Await Pricing

HUBBARDSTON -- Twelve properties changed hands in Hubbardston between Aug. 28 and Sept. 26, but only three of those deeds carry a recorded sale price so far, ranging from $30,000 to $195,000.

MARKET OVERVIEW Twelve sales were recorded in the four-week period, but only three, a quarter of the total, come with a consideration amount recorded to date. Among those three, prices ranged from $30,000 to $195,000, with a median of $170,000. The other nine transfers show no price yet, which is typical when deeds have only recently been filed with the registry; prices generally post within about a week. With most of the period's pricing still pending, there isn't enough recorded price data to characterize the month as active or quiet relative to prior periods.

TOP SALES 19 Madison Way, Unit 37, sold for $195,000 on Aug. 31, the highest price recorded in the period. Lee E. Wolloff and Deborah A. Wolloff sold the condominium unit to Mortgage Electronic Registration Systems Inc. and Prosperity Home Mortgage LLC.

20 Main St. sold for $170,000 on Sept. 4. Gael Moncoeur and Shannon Moncoeur sold the property to IC Federal Credit Union.

16 Ragged Hill Rd. sold for $30,000 on Sept. 2. Keith D. Pope and Gina Aubin sold the property to Cornerstone Bank.

The remaining nine recorded transfers, at 44 Underwood Rd., an unspecified Hubbardston parcel, 14 Laurel St., 149 Old Westminster Rd., 103 Barre Rd., 113 Old Westminster Rd., 20 Iroquois Ave., 48 Simonds Hill Rd. and 63 Ragged Hill Rd., have no price recorded yet.

NEIGHBORHOOD BREAKDOWN Ragged Hill Road had two recorded transfers: 16 Ragged Hill Rd., which sold for $30,000, and 63 Ragged Hill Rd., price not yet available. Old Westminster Road also had two: 149 Old Westminster Rd. and 113 Old Westminster Rd., both price not yet available. The remaining eight transfers were spread across eight other locations, Main Street, Underwood Road, Laurel Street (plus an unaddressed parcel tied to the same seller), Barre Road, Madison Way, Iroquois Avenue and Simonds Hill Road, with no other street repeating in this period's data.

MARKET NOTES Six of the 12 recorded deeds list a bank, credit union or mortgage company as either buyer or seller. Mortgage Electronic Registration Systems Inc. appears three times, as seller on Underwood Road and on Ragged Hill Road, and as buyer on Madison Way, alongside IC Federal Credit Union, Digital Federal Credit Union, Cornerstone Bank, United Wholesale Mortgage and Quicken Loans Inc. as buyers or sellers on other deeds. Two of the transfers, an unaddressed Hubbardston parcel and 14 Laurel St., list Beth A. Rigero as grantor and Beth Rigero, as trustee, as grantee, a same-name transfer into a trust. One sale involved a condominium unit, 19 Madison Way, Unit 37; the rest of the addresses in the dataset carry no unit designation.
