HOLDEN -- Eleven properties changed hands in Holden during the four weeks ending Sept. 26, but the Worcester County Registry of Deeds had a recorded sale price for only one of them by publication time: a $704,000 transfer involving Embrace Home Loans Inc. and Mortgage Electronic Registration Systems Inc.

MARKET OVERVIEW The registry recorded 11 property transfers in Holden between Aug. 28 and Sept. 26. Only one carried a sale price at the time of this report: $704,000, recorded Aug. 28. That single figure stands as both the high and low end of the known price range and the reported median; a meaningful median normally requires more than one data point, so that number should be read with that limitation in mind. Sale prices for the other 10 transfers had not yet reached the registry's records as of this writing, which is a routine data lag rather than any withholding of information; prices typically post within about a week of a deed's recording date. With only one of 11 transfers priced so far, the raw transfer count is the only reliable gauge of activity this period, and 11 transfers in four weeks does not, by itself, indicate whether the period ran active or quiet.

TOP SALES The only transfer with a recorded price this period was the $704,000 sale that closed Aug. 28. The sellers were listed as Jennifer Christie and Ryan Frerichs; the buyers were Embrace Home Loans Inc. and Mortgage Electronic Registration Systems Inc. The deed record did not include a street address, bed/bath count or square footage.

Ten other transfers were recorded in the same period without a price yet on file: 17 Preservation Lane (seller: Mortgage Electronic Registration Systems Inc. and Bank of America NA); 30 Cimarron Lane (seller: Digital Federal Credit Union and Carla Fraser); 354 Highland Street (sellers: Christine A. Rollins and Anthony Rollins); 201 Lovell Road (sellers: Steven E. Nuttall and Kerry A. Nuttall); 7 Kenwood Road (sellers: Isabel Muzzy and Brian K. Dale); 32 Crestview Drive (sellers: Stephen P. Johnson and Marie K. Johnson); 848 Wachusett Street (sellers: Paul R. Anderson and Diane S. Anderson); 14 Wilde Willow Drive (sellers: John A. Regele and Margaret E. Regele); 32 Westview Road (sellers: Gregg B. Sculthorpe and Glenn C. Sculthorpe); and 7 Stephanie Drive (sellers: Jennifer Christie and Ryan Frerichs, the same names listed on the period's only priced sale). Buyer names were not included in the registry data for these 10 transfers.

NEIGHBORHOOD BREAKDOWN No two of the 11 transfers this period shared a street name, so there is no street-level cluster to report. Price-tier grouping is similarly limited: only the $704,000 transfer has a price on file, placing it alone in the $500,000-to-$1 million range. The other 10 properties, on Preservation Lane, Cimarron Lane, Highland Street, Lovell Road, Kenwood Road, Crestview Drive, Wachusett Street, Wilde Willow Drive, Westview Road and Stephanie Drive, cannot yet be sorted into price tiers because their sale prices have not posted.

MARKET NOTES Beds, baths and square footage were not available in the deed data for any of the 11 transfers, so no price-per-square-foot or property-type comparison can be made. Six of the 10 unpriced transfers list two sellers who share a surname: the Rollins, Nuttall, Johnson, Anderson, Regele and Sculthorpe transfers. That pattern is consistent with a transfer among family members, such as a trust or estate conveyance, though the deed data does not specify the relationship or reason for the transfer. Two transfers, at 30 Cimarron Lane and 17 Preservation Lane, list a bank or credit union as a seller, indicating a lender held the property before this recording; the data does not indicate whether these followed a foreclosure or another type of lender-held transfer. The sellers on the period's only priced sale, Jennifer Christie and Ryan Frerichs, also appear as sellers on a second, still-unpriced transfer at 7 Stephanie Drive.
