HARVARD -- Fourteen property deeds were recorded in Harvard between Aug. 28 and Sept. 26, but the Worcester County Registry of Deeds had a sale price on file for only one of them by the time this report was compiled.

MARKET OVERVIEW

The registry recorded 14 real estate transfers in Harvard during the period. Of those, one carries a recorded sale price: $100,000, for 16 Ayer Road, sold Sept. 2. The other 13 transfers show "price not yet available," which is normal for recent deed filings; sale prices typically post to the registry's data within about a week of recording. Because only one of the 14 transfers has a price on record, the $100,000 figure also stands as both the range and the median for the period, but it should be read as a single data point rather than a market-wide benchmark. Based on volume alone, 14 recorded transfers over four weeks is a typical amount of deed activity for Harvard; whether it reflects a broader trend in sale prices cannot yet be determined from this data set.

TOP SALES

The lone transaction with a recorded price this period is 16 Ayer Road, which sold for $100,000 on Sept. 2. The deed lists Sandra Femino and Shawn E. McCollim as sellers and Rockland Trust Co. as buyer. No other deed recorded in Harvard during this window has a sale price available yet, so a ranked list of additional top sales cannot be compiled until pricing data catches up. Bed, bath and square-footage figures are not part of deed records and are not available for any transaction in this data set.

NEIGHBORHOOD BREAKDOWN

Old Littleton Road had two transfers: 228 Old Littleton Road (seller Harvard Town Appeals, buyer Nicholas Diduca, recorded Sept. 1) and 13 Old Littleton Road (seller David C. Butterfield to Anne D. Butterfield T, recorded Aug. 28). Bare Hill Road also had two deed filings for the same address, 116 West Bare Hill Road and 116 W Bare Hill Road, both recorded Aug. 28 with Main Street Bank as seller and Kevin C. Connolly as buyer in both instances, likely reflecting two recordings tied to a single property transfer. Two additional transfers occurred on streets carrying the Shaker Road name: 20 Shaker Road (Sept. 4) and 58 South Shaker Road (Sept. 3). The remaining deeds, at Grant Road, Brown Road, Stonecutters Path, Quarry Lane, Old Shirley Road and Simon Atherton Row, were each single filings on their respective streets. With sale prices unavailable for all but one transaction, a price-tier breakdown is not possible for this period.

MARKET NOTES

Several of the recorded deeds list banks or mortgage-servicing companies as either seller or buyer, including Bank of America, Mortgage Electronic Registration Systems Inc., Rocket Mortgage, First American Mortgage Solutions, Flagstar Bank, Lakeview Loan Servicing, Main Street Bank and Rockland Trust Co. That pattern appears in five of the 14 filings. Separately, at least three deeds appear to involve transfers between people sharing a surname: Butterfield to Butterfield at 13 Old Littleton Road, Kusner to Kusner at 58 South Shaker Road, and Pacl to Pacl at 16 Simon Atherton Row, alongside an estate-related filing at 58 Brown Road (Boynton John K Est). These may reflect family, trust or estate transfers rather than open-market sales; the data does not indicate a sale price for any of them, and no motivation can be inferred from the deed record alone. Town of Harvard entities appear as parties in three filings: the Harvard Municipal Affordable Housing Trust at 77 Grant Road, Harvard Town Conservation on an address-unspecified parcel, and Harvard Town Appeals at 228 Old Littleton Road. No property-type classification (single-family, condominium or multi-family) is included in the deed data, so no breakdown by type is possible, and with square-footage figures unavailable, no price-per-square-foot comparisons can be made this period.
