GRAFTON -- Ten property transfers were recorded in Grafton between Aug. 28 and Aug. 31, according to Worcester County Registry of Deeds records, though prices have posted so far for only four of them, ranging from $86,000 to $498,000.

MARKET OVERVIEW

The registry recorded 10 property transfers during the reporting period, all dated Aug. 28 or Aug. 31; no additional transfers had been recorded as of Sept. 26. Of those 10, four carry a recorded sale price, ranging from $86,000 to $498,000, with a median of $248,373 among the priced transfers. TOP SALES

The highest-priced transfer was 56 John Dr., Unit 3206, which sold for $498,000 on Aug. 28. The seller was listed as Mohammad Moein Safaee and the buyer as Lowell Five Cent Savings Bank.

A Grafton property, listed in registry records without a street address, transferred for $393,277 on Aug. 31. The seller was listed as Joseph Alan Griffin and the buyer as Leader Bank NA and Mortgage Electronic Registration Systems Inc.

At 55 Worcester St., a property transferred for $103,470 on Aug. 31. The seller was listed as Robert Costella and the buyer as Figure Lending LLC and Figure.

At 196 Main St., a property transferred for $86,000 on Aug. 31. The sellers were listed as Steven W. Gauvin and Marilyn J. Gauvin, and the buyer as Operative Bank.

The remaining six recorded transfers, at 39 Institute Rd., 319 Providence Rd., 319 Providence Rd. Unit A, 4 Abby Rd., 52 Tulip Cir. Unit 159 and 98 Fitzpatrick Rd., have no price yet available in registry data.

NEIGHBORHOOD BREAKDOWN

Providence Road saw two recorded transfers in the period: one at 319 Providence Rd. and one at the same address's Unit A, both on Aug. 31 and both without a price yet available. No other street had more than one recorded transfer. Among the four priced sales, two fell under $150,000 (196 Main St. and 55 Worcester St.), one fell between $150,000 and $400,000 ($393,277, address not specified), and one fell between $400,000 and $500,000 (56 John Dr. Unit 3206).
