STERLING -- Fourteen property deeds were recorded in Sterling between Sept. 4 and Oct. 3, but sale prices have posted for only four of them so far, ranging from $26,727 to $158,000.

MARKET OVERVIEW

Of the 14 recorded deeds, four carried a sale price at the time of this report. Those four prices range from $26,727 to $158,000, with a median of $110,000. The remaining 10 transfers are listed as price not yet available, which is typical for recently recorded deeds and does not indicate the parties withheld the figures. Based on the raw count of 14 transfers, September showed sustained deed activity in Sterling, but with most prices still outstanding, the overall pricing picture for the month remains incomplete.

10 Campground Road sold for $26,727 on Sept. 8. Thomas and Suzanne Porciello were the sellers; LoanDepot.com LLC and Dart Collateral Manager LLC were the buyers.

NEIGHBORHOOD BREAKDOWN

Leos Way accounted for four of the month's 14 transfers: 15 Leos Way, 15 Leos Way Unit 15, 13 Leos Way and 13 Leos Way Unit 13, recorded Sept. 4 and Sept. 11. None of the four has a posted sale price yet. The remaining 10 transfers were spread across individual streets with no other repeat: N Row Road, Redstone Hill Road, Justice Hill Road, Lesley Lane, Redemption Rock Trail, Meetinghouse Hill Road, Tanglewood Road, Campground Road and Leominster Road. By price tier, all four sales with recorded prices fall under $160,000; where the 10 pending-price transfers will land is not yet known.

MARKET NOTES

All four transfers with a posted sale price so far listed a bank, credit union or loan servicer as buyer: Citizens Bank NA, UMassFive College Federal Credit Union, Clinton Savings Bank, and LoanDepot.com LLC together with Dart Collateral Manager LLC. Several other September deeds listed financial institutions as sellers rather than buyers, including Wells Fargo Bank NA and Michael C. Barone at 9 Lesley Lane, and Selene Finance LP and Carrington Mortgage Services LLC at 269 Redemption Rock Trail, as well as Worcester Business Development Corp and the U.S. Small Business Administration at 86 Leominster Road. Two transfers involved trustees: Mathew and Matt Lucarelli, as trustees, at 256 Justice Hill Road, and Chocksett Landing Condominium Trust, with Carl D. Corrinne as trustee, at 13 Leos Way Unit 13. The seller list for the Leos Way cluster also includes C D Corrinne Builders Inc, consistent with new construction on that street. Bed, bath and square-footage figures were not available in the deed records for any of the 14 transfers.
