Four of 12 Athol deeds disclose price, spanning $11,881 to $240,000

ATHOL -- Twelve properties in Athol changed hands between July 10 and Aug. 8, according to deeds recorded at the Worcester County Registry of Deeds, but only four of those transactions listed a sale price, limiting what can be said about the town's overall market strength this period.

MARKET OVERVIEW The registry recorded 12 property transfers in the period, but only 4 of the 12, one-third, listed a sale price. Among those four, prices ranged from $11,881 to $240,000, with a median of $124,500. Because two-thirds of the recorded deeds carry no disclosed consideration, the raw count of 12 transfers does not by itself indicate whether the period was active or quiet; it reflects a wide range of deed types, not necessarily arm's-length home sales at market value. Notably, 11 of the 12 deeds share the same recording date, July 10, with only one deed, for 1351 Old Keene Road, recorded on a different day, July 13.

TOP SALES 160 Farnsworth Ave sold for $240,000 on July 10, the highest disclosed price in the period. The deed lists Cori Amadon as seller and Mortgage Electronic Registration Systems Inc and NFM Lending LLC as buyer. 67 Fern St sold for $224,000 on July 10. The seller is listed as Ramon A. Castro; the buyer is listed as Mortgage Electronic Registration Systems Inc and Hometown Equity Mortgage LLC. A property recorded with an address of "Athol, MA," without a street number listed on the deed, sold for $25,000 on July 10. The seller is listed as Harry Colby; the buyer is listed as Embrace Home Loans Inc and Mortgage Electronic Registration Systems Inc. 169 High St sold for $11,881 on July 10. The seller is listed as James Clifford Halfkenny; the buyer is listed as Urban Development.

NEIGHBORHOOD BREAKDOWN Two street names appear twice in the period's deed records. Farnsworth Avenue had two separate transfers recorded July 10: 160 Farnsworth Ave, which sold for $240,000, and a deed for 160 Farnsworth Av with no price disclosed, seller Donna L. Utter. South Main Street also had two entries recorded the same day: 279 S Main St, seller Ashley Gough, and 279 South Main St, sellers Harry Colby and H. Colby, neither with a disclosed price. The remaining addresses, on Old Keene Road, Chase Road, Highland Street, Bryant Street and Riceville Road, are each single entries with no other transfers on the same street during the period. Among the four sales with disclosed prices, two were above $200,000 (67 Fern St and 160 Farnsworth Ave), one was in the $25,000 range, and one was under $15,000, a spread the limited disclosed data does not explain.
