HARDWICK -- Four properties in Hardwick changed hands between Aug. 28 and Sept. 26, according to deeds recorded at the Worcester County Registry of Deeds, but none of the transactions carry a sale price in the data as of this writing.

MARKET OVERVIEW

The registry recorded four transfers in Hardwick during the period. Sale prices are not yet available for any of the four, so a price range and median cannot be calculated this month. Sale prices typically appear in registry data within about a week of recording; several of these deeds were recorded in the days just before this roundup was compiled, which likely accounts for the gap. Based on count alone, four recorded transfers is a modest but not unusual pace for a town the size of Hardwick.

TOP SALES

Because no consideration amounts are listed for any of the four transfers, sales cannot be ranked by price this month. The transfers, in order of recording date, are

A property on Turkey Street in Hardwick changed hands Sept. 8, with Security First Mortgage Funding LLC and Mortgage Electronic Registration Systems Inc. named as sellers of record. Price not yet available.

A property at 1042 Turkey St. changed hands Sept. 11, with Stacy Welsh named as seller. Price not yet available.

A property at 152 River Run changed hands Sept. 23, with Timothy D. Pollard and Jillian R. Pollard named as sellers. Price not yet available.

A property in Hardwick changed hands Sept. 25 in a transfer from George C. and Sara D. Lefebvre to Massachusetts Electric Co. Price not yet available.

NEIGHBORHOOD BREAKDOWN

Two of the four recorded transfers, at 1042 Turkey St. and 685 Turkey St., are on the same street, accounting for half of this month's activity. The remaining two transfers are at 152 River Run and an address recorded without a street number. No price-tier breakdown is possible this month since no consideration amounts have been recorded yet.

MARKET NOTES

One transfer stands apart from the others: the Sept. 25 deed conveys a property from the Lefebvre family to Massachusetts Electric Co., a utility company, rather than between private buyers and sellers. The Sept. 8 transfer on Turkey Street lists a mortgage-related entity, Mortgage Electronic Registration Systems Inc., alongside Security First Mortgage Funding LLC as sellers of record, a pattern often associated with foreclosure or lender-related transfers rather than a traditional owner-to-owner sale. Beyond these two, the data does not indicate property type, square footage, or other details that would support further comparison. Readers should check back in coming weeks, as sale prices for these transfers are expected to be added to the registry record.
