Disclosed Spencer Home Sales Range From $50,000 To $235,000 In July

SPENCER -- Eleven property deeds were recorded in Spencer between July 17 and Aug. 15, but sale prices were disclosed in only two of them, ranging from $50,000 to $235,000.

MARKET OVERVIEW The Worcester County Registry of Deeds recorded 11 property transfers in Spencer during the four-week period. Of those, two included a disclosed consideration amount: $50,000 for a property on Sherwood Drive and $235,000 for a property on Old Meadow Road. Based on those two figures, the median sale price was $142,500. The remaining nine transactions did not include a sale price in the deed record, which is common for transfers involving lenders, trusts or business entities. With price data available for fewer than one in five recorded transfers, the raw count of 11 deeds does not by itself indicate whether the period was active or quiet for arm's-length home sales.

TOP SALES 5 Old Meadow Road sold for $235,000 on July 21. Seller Adam Shields transferred the property to buyers Heather O'Connell and James Fafard. 24 Sherwood Drive sold for $50,000 on July 20. Seller Tracy J. Sasseville transferred the property to Operative Bank. No other transaction in the period included a disclosed sale price. The remaining nine deeds, covering addresses on Brown Street, Main Street, Marble Road, South Spencer Road, Deer Run Road and Lyford Road, could not be ranked by price.

NEIGHBORHOOD BREAKDOWN Main Street had the most recorded activity of any street in the period, with three separate transfers: 276 Main St. (Cedar Meadow Real Estate LLC to Live Oak Banking Co., July 21), 10 W. Main St. (seller Teds Spencer Real Estate LLC, no buyer listed in the record, July 17) and 10 West Main St. (Shikharahi LLC to Rockland Trust Co., July 17). No other street had more than one recorded transfer in the period. By price tier, both disclosed sales, $50,000 and $235,000, fell under the $500,000 mark; no transaction in the dataset with a disclosed price exceeded that threshold.

MARKET NOTES Several of the period's transfers involved business or lending entities rather than individual buyers and sellers on both sides of the transaction. Mortgage Electronic Registration Systems Inc. appeared as a seller on two deeds: at 4 Brown St. alongside PennyMac Loan Services LLC, and at 10 Lyford Road alongside HarborOne Mortgage LLC. Excavation LLC acquired a property on Deer Run Road from seller John D. Barbale. One transfer, recorded July 20 with no street address listed in the record, moved a property from Barry G. Sutton to Barry G. Sutton and Elizabeth V. Sutton as trustees, a within-family trust transfer; a related deed for 80 South Spencer Road, also recorded July 20, listed the Suttons' trust as seller. Because sale prices were disclosed for only two of the 11 transactions, no property-type or price-per-square-foot comparison is possible for the balance of the period.
