LEICESTER -- Ten property transfers were recorded in Leicester between July 24 and Aug. 22, but only three included a disclosed sale price, ranging from $60,000 to $488,400.

MARKET OVERVIEW Worcester County Registry of Deeds records show 10 property transfers recorded in Leicester during the period. Of those, three carried a disclosed sale price, ranging from $60,000 to $488,400, with a median of $375,000. The remaining seven transfers, 70% of the total, did not list a consideration amount, which is common for family, trust or lender-related deed transfers. With disclosed pricing available for less than a third of recorded transfers, the raw count of 10 deeds indicates a moderate level of recorded activity for the four-week period, though the limited pricing data restricts a fuller read on market direction.

TOP SALES The highest-priced disclosed transaction was 117 Charlton St., which sold for $488,400 on July 27. The sellers were Tara Elaine Menard and Joshua Timothy Menard; the buyers were listed as CrossCountry Mortgage LLC and Mortgage Electronic Registration Systems Inc.

171 Chapel St. sold for $375,000 on July 24. The seller was Chaching Co.; the buyer was Dang Pham.

11 Winslow Ave. sold for $60,000 on July 27. The sellers were Kerry A. Collari and Andrew R. Collari; the buyer was Bay State Savings Bank.

No other transfers in the dataset included a disclosed sale price.

The Winslow Avenue transfer to Bay State Savings Bank similarly involved a bank as grantee. One transfer, at 1 Maighans Way, moved from Joseph E. Fontaine as trustee to Joseph E. Fontaine individually, an intra-family or trust-related transfer; the deed data does not indicate motivation.
