Disclosed Brookfield Home Prices Span $3,450 To $465,000 In July Sales

BROOKFIELD -- Of the 12 property deeds recorded in Brookfield between June 26 and July 25, only three listed a sale price, ranging from $3,450 to $465,000, while the rest -- largely family, trust and estate transfers -- did not disclose consideration.

MARKET OVERVIEW Twelve deeds were recorded in Brookfield during the period, but just three of those, or 25%, included a disclosed sale price. Among the three, prices ranged from $3,450 to $465,000, with a median of $345,000. A dozen recorded transactions in a single month is a notable volume for a small town, but the composition of the batch is telling: nine of the 12 transfers involved family members, trusts, estates or financial institutions rather than a conventional, unrelated buyer and seller, suggesting much of the period's recorded activity reflects internal transfers and lender-related filings rather than open-market home sales.

TOP SALES The month's highest-value recorded transaction was a $465,000 sale in Brookfield on July 2. Kaitlyn Bonneau and Joshua Eduardo Solares were listed as sellers and Southbridge Credit Union as buyer; the deed did not include a street address. The second-highest disclosed sale was 20 Brunnell Ave, which recorded a $345,000 price on June 30; Gretchen Lussier and Jeffery Lussier were the sellers, and Country Bank For Savings was the buyer. The third disclosed transaction was 17 Lincoln St, recorded at $3,450 on June 26, with Diane Brown, also listed as Diane E. Brown, as seller and Midland Funding LLC as buyer. The remaining nine deeds recorded in the period listed no sale price.

NEIGHBORHOOD BREAKDOWN Mockingbird Lane saw the most recorded activity of any street, with three deeds: 4 Mockingbird La and 4 Mockingbird Ln each changed hands on July 2, and 8 Mockingbird Ln was transferred June 26; none disclosed a price. Rice Corner Road had two recorded transfers on June 30, both involving Gwendolyn M. Broz as trustee -- 144 Rice Corner Rd moved from the Broz trust to a trust held by Timothy S. Simon, and 149 Rice Corner Rd moved from the Gwendolyn M. Broz Living Trust to Broz individually. Neither disclosed a price. The remaining seven transactions were spread across Maple Street, Lakeside Avenue, Brunnell Avenue, Lincoln Street, Webber Road and Main Street, with one deed listing no street address.

MARKET NOTES Nine of the 12 recorded deeds, or 75%, did not disclose a sale price, consistent with a pattern of family, trust and estate transfers appearing in registry data without listed consideration. Several transactions in the period named a financial institution as a party to the deed: Southbridge Credit Union and Country Bank For Savings appear as buyers, Midland Funding LLC -- a debt-collection firm -- was recorded as buyer on the Lincoln Street deed, and Cornerstone Bank appears as a named party on the Webber Road and Main Street deeds. The three disclosed prices vary widely, from $3,450 to $465,000; the $3,450 figure is far below the other two and stands apart from what the data shows for the other disclosed transactions. Beds, baths and square footage were not available in the deed data for any property in this period.
