BLACKSTONE -- Nine property transfers were recorded in Blackstone between June 26 and July 25, but only three listed a sale price, ranging from $5,750 to $589,821, according to Worcester County Registry of Deeds records.

MARKET OVERVIEW The registry recorded nine deed transfers in Blackstone during the period. Of those, three disclosed a consideration amount, with prices ranging from $5,750 to $589,821 and a median of $31,509 among the disclosed sales. The remaining six transfers, two-thirds of the month's total, did not list a sale price in the deed record. With only three of nine transactions carrying disclosed figures, the price data available for this period is too limited to characterize the broader market as active or quiet based on price trends alone; the raw count of nine recorded deeds is the most complete measure available.

TOP SALES The highest-value transaction was a $589,821 sale recorded June 29, transferring property from Stephanie Lombard and Timothy Kurker to Ronald L. Lombard Jr. and Angela M. Lombard. The deed record did not specify a street address for this parcel.

The second-highest disclosed sale was 8 Susan Drive, which sold for $31,509 on June 26. The seller was George Boras; the buyers were listed as Massachusetts Electric Co. and National Grid.

The third disclosed sale was 0 Elm Street, which sold for $5,750 on June 29. Patrick J. Hazlett sold the property to James E. Read, trustee of the Elm Street Realty Trust.

The remaining six recorded transfers -- at 203 Lincoln St., 141 Summer St., 1204 Social St., 39 Montcalm Ave., 97 Blackstone St. and 251 Mendon St. -- did not disclose a sale price in the deed.

Two other transfers appear to involve the same family moving property into or between trusts. At 203 Lincoln St., William P. Foley, as trustee of the Foley Living Trust, transferred the property to himself as trustee of the Survivors Trust on June 30. At 141 Summer St., Michael G. Czerkowicz and Michael Czerkowicz transferred the property to Michael G. Czerkowicz and Kimberly Ann V. Czerkowicz as trustees on June 29. Neither deed listed a sale price, consistent with typical intra-family trust transfers.
